Maintenance Service TechnicianLocation: Denver, CO 80203Pay Range: $26hr to $28hr based off experience levelJob PurposeThe Maintenance Service Technician is a hands‑on, service‑focused team member responsible for maintaining the physical condition, safety, and overall appearance of the community.We are in the customer service business, and the Maintenance Service Technician supports the community by leading with C.A.R.E. through:Connecting with residents and team membersAnticipating maintenance and service needsResponding promptly and professionally to requestsElevating the overall quality of the living environmentThis role reports directly to the Maintenance Service Manager and works closely with the onsite team to complete work orders, support preventative maintenance, assist with unit turns, and respond to maintenance‑related emergencies. The Maintenance Service Technician takes pride in quality workmanship, safety, and delivering a positive resident experience through timely and respectful service.Essential Job FunctionsService Delivery & Resident SupportLead with C.A.R.E. in all interactions with residents, team members, vendors, and guests.Maintain awareness of property conditions and immediately address or report unsafe conditions.Complete service requests efficiently and to quality standards as assigned by the Maintenance Service Manager.Communicate professionally with residents regarding service needs, timelines, and follow‑up.Report resident concerns, safety issues, or recurring maintenance problems promptly.Hands‑On Maintenance & RepairsPerform routine maintenance and repairs, including plumbing, electrical, appliances, carpentry, drywall, painting, and general building repairs.Assist with apartment unit turns, ensuring homes are ready for new move‑ins through repairs and quality checks.Maintain working knowledge of HVAC systems and assist with maintenance and repairs; complete required logs as directed.Perform exterior maintenance, including grounds cleanup, light landscaping, snow removal, storm preparation, and common area upkeep.Preventative Maintenance & Property ConditionSupport preventative maintenance programs by completing assigned tasks on schedule.Remain proactive in identifying maintenance needs and unsafe conditions.Assist with inspections of buildings, amenities, and common areas to maintain curb appeal and community standards.Emergency Response & On‑Call SupportParticipate in on‑call rotations and respond to after‑hours maintenance emergencies as scheduled.Respond promptly to emergency calls while following established communication and documentation procedures.Assist with emergency preparedness and response efforts, including severe weather events or property incidents.Safety, Compliance & ToolsPerform all work in accordance with company policies, safety procedures, and applicable local, state, and federal regulations, including OSHA, EPA, and Fair Housing.Use personal protective equipment (PPE) and follow safe work practices at all times.Maintain tools and equipment in safe working condition and report issues promptly.Maintain required certifications and participate in training as needed.Communication & DocumentationAccurately document completed work orders, preventative maintenance, and repairs in property management systems.Maintain consistent communication with the Maintenance Service Manager regarding tasks, progress, and issues.Assist sister communities as needed to support operational needs.QualificationsEducationHigh School Diploma or GED preferred.Experience1+ years of relevant maintenance experience preferred.SkillsStrong written, verbal, and oral communication skills.Working knowledge of facilities maintenance and mechanical equipment.Service‑oriented mindset with attention to safety and quality.Licenses & CertificationsValid driver’s license and current vehicle insurance or reliable transportation required.CPO certification preferred.Physical RequirementsFrequent walking, lifting, pushing, pulling, reaching, stooping, kneeling, crouching, and crawling.Consistent use of hand and motor skills to operate tools and equipment.Ability to climb stairs and ladders, balance, and work at heights, including rooftops.Ability to lift, carry, and transport up to 50 lbs.Ability to operate and responsibly drive a motorized vehicle.Ability to see and hear in a general work environment.Ability to use a computer and receive information verbally and in writing.Must provide own set of tools.Must pass a criminal background screening prior to employment.Working ConditionsMajority of work performed outdoors with exposure to varying weather conditions.Possible travel to other HSR‑owned properties to support sister communities.Frequent interaction with residents of diverse backgrounds.Benefits:We offer a competitive benefits package, which may include medical, dental, and vision insurance; retirement savings options; paid time off and paid sick leave in accordance with Colorado law; paid holidays; and additional wellness, flexibility, and professional development benefits.
