Our passion is building.ResponsibilitiesConceptual EstimatingReview and understand project documents at a conceptual and schematic levelExecute cutting-edge, pixel-perfect digital takeoffs for mission-critical data center infrastructure, pioneering precision that transforms every square foot into a technological powerhouse of performancePreparation of internal estimates based on use of historical cost information from bids/completed workAble to complete design review/analysis to identify value engineering opportunitiesPreparation of proposal information for clientsProduce accurate budgets from conceptual and schematic design phases through final estimates that are consistent with the organization's goals and strategyBid AdministrationPrepare and maintain status of plan reproductionSolicit and maintain communication with subcontractors and vendorsPrepare subcontractor bid packagesTransmit addenda and other bid information to subcontractorsEnsure proper coverage from subcontractors on bid dayUnleash innovative negotiation strategies to revolutionize subcontractor pricing and drive exceptional valueProject KnowledgeReview bid requirements thoroughly and ask follow-up question on every bidHas a thorough understanding of the scope for specific trades assignedDevelop RFI's and clarifications and ensure adequate subcontractor coveragePerform a comprehensive "bid day" analysis and scoping of specific assigned tradesUnderstand how to fit subs to the size/scope of projectCreate bid lists that fit scope of job, ensuring the right subs for the projectInclude value engineering ideas on every bidSubcontractor AwardThoroughly checks requirements to buy the proper scopeAward subs in a timely manner to ensure release of materialsEnsure that subs are aware of (and commit to) the project scheduleProvide subs with as much information as possible (PM, Super, permit status, etc.)Stakeholder ManagementIdentify and qualify new subcontractors and material suppliersLead stakeholders through the design and preconstruction phase of assigned projectsSupport business development in reviewing preliminary budgets with clientsOversee internal team, including project managers, to prepare cost estimates using a competitive strategyLead client meetings and presentations throughout the preconstruction phase of the projectNegotiate for project construction servicesWork closely with client to help deliver a satisfactory project that meets the owner's objectivesOther duties as assignedQualificationsBachelor's degree in engineering (i.e. civil, architectural or construction), construction management or related field5+ years of estimating and bidding experience and/or turnkey project management in Mission Critical/Data CentersProven ability to successfully lead estimates and bids of mission critical construction projectsProficient in Microsoft Excel; Knowledge of PlanSwift, iSqft, Bluebeam preferredMust be authorized to work in the United States and not require work authorization sponsorship by our company for this position now or in the future.Competence-based Qualifications:Strong communication skills – both written and verbalAble to interact with all levels of the organization and external customersStrong analytical and problem-solving skillsStrong organizational and time management skills; Able to independently prioritize and effectively multitask assignmentsStrong attention to detail and accuracy skills; Able to follow up and follow through on all requests and assignmentsAble to lead people, teams, meetings and deliver presentationsCommitment to Brinkmann Constructors' mission and values in all duties and responsibilities
