This position is onsite at our downtown offices at 555 Capitol Mall.Position SummaryThe Commercial Real Estate Insurance Specialist is responsible for managing the organization's insurance programs across both real estate portfolio and operating company activities. This role ensures appropriate risk transfer strategies are in place to protect assets, minimize financial exposure, and support development, acquisition, and operational activities. The specialist works closely with internal teams, as well as external brokers and carriers to optimize coverage, control costs, and manage claims effectively.Essential Duties Insurance Program ManagementOversee all policies including, among others, property, general liability, builder's risk, professional liability, umbrella/excess, management liability, cyber, auto and workers' compensationEnsure adequate coverage limits, deductibles, and policy terms aligned with risk exposure and business strategyCoordinate annual renewals, underwriting submissions, and carrier negotiations Construction & Development InsuranceStructure insurance programs for development and construction projects, including builder's riskCollaborate with legal department and contract administrator to ensure contracts include appropriate insurance requirements and risk transfer provisionsCollaborate with project managers to ensure subcontractor compliance with insurance requirements Portfolio Risk AssessmentEvaluate insurance needs across business lines and property types (office, industrial, retail, etc.)Assess exposures such as natural catastrophes, tenant risk, vacancy, and geographic concentrationPartner with risk and finance teams to align insurance with enterprise risk management strategies Claims ManagementLead the claims process from incident reporting through resolutionCoordinate with brokers, carriers, legal counsel, and internal stakeholdersTrack claims trends and implement strategies to reduce frequency and severity Financial & Cost ManagementAnalyze premiums, deductibles, and total cost of riskDevelop strategies to optimize insurance spend while maintaining appropriate coverageSupport budgeting and forecasting related to insurance costs Compliance & DocumentationEnsure compliance with lender, investor, and regulatory insurance requirementsMaintain accurate records of policies, certificates of insurance, and coverage schedulesSupport audits and due diligence processes for acquisitions, dispositions, and financing Vendor & Broker ManagementManage relationships with insurance brokers, carriers, and third-party administratorsEvaluate broker performance and market options to ensure competitive coverage and pricingRequirementsEducation & ExperienceBachelor's degree in Risk Management, Insurance, Finance, Business Administration, or related field5-10+ years of experience in commercial insurance, risk management, or brokerageExperience with construction insurance and large real estate portfolios preferredCertifications (Preferred)Chartered Property Casualty Underwriter (CPCU)Associate in Risk Management (ARM) Construction Risk and Insurance Specialist (CRIS)Skills & CompetenciesStrong knowledge of commercial property and construction insurance productsUnderstanding of real estate development, property management, and capital structuresAbility to analyze complex risk exposures and insurance structuresStrong negotiation and vendor management skillsExcellent communication and cross-functional collaboration abilitiesDetail-oriented with strong organizational and analytical skillsBenefitsWorking in downtown Sacramento, paid parking, health, dental, vision, life, LTD, insurance. 401K matching, Paid time off, sick pay, tuition reimbursement.
