Leasing Manager
Valor at the Realm Position SummaryAs a Leasing Manager, you are a seasoned leasing professional with a track record of success connecting people to the right home. This role is responsible for developing and executing property specific occupancy and renewal goals to achieve financial success. This position must promote and encourage collaboration and teamwork, as the leasing team will look to you for support, coaching and guidance through daily and weekly objectives. A successful Leasing Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.Primary ResponsibilitiesOversee and manage selection of marketing tour path, target viewing apartments; Ensure rent ready apartments, model homes and community amenities are impeccableManage effectiveness of mini model items, placement, and presentationAnswer incoming calls, convert phone calls into walk in traffic, set viewing appointments; Ensure all leasing traffic is recorded and input dailyManage the timely responses of resident and prospective resident calls and emails; Monitor and verify traffic in queue is responded to dailyTour prospective residents with energy and enthusiasm the Weidner wayPromote successful leasing by facilitating the application process at the end of the tourDesign and implement a plan to improve conversion ratios for all leasing associatesReview and process all applications immediately upon receiptTimely and respectful communication with applicants upon receiving resultsFollow Weidner Move-In Experience with all approved applicantsMeet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategyAssist with monthly financial performance reports with onsite teams; Support strategy for meeting budget, revenue management, and expense controlAssist with all resident, financial, analytic and reporting functions for the communityManage and negotiate all lease renewals in a timely manager and promote resident retentionComplete market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies dailyEffectively coordinate daily activities of the leasing team through the management of People, Product, Price and PromotionProvide supervision, direction and structure to your team in the absence of the Community Director, or SupervisorExercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performanceMaintain in depth knowledge of the community, residents, and competitor properties at all times Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standardsQualificationsQualifications:3+ years of leasing experience with outstanding customer service skillsPrior management experience preferredComplete tasks in a safe and efficient mannerAbility to work in a fast-paced environment with strong motivation to learn & contribute on a daily basisAble to give professional directions clearly in person, over the phone, email, and textExperienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)Yardi and Paycom experience preferred; Willing and able to learn new software programsFollow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal lawsPrompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all timesWork effectively and cooperatively in a team environment and/or independentlyAbility to work outside of normal scheduled hours as neededWilling and able to be assigned to other Weidner properties as neededWorking knowledge of English; detail oriented, well organizedMust agree to a criminal background check and sign an agreement for voluntary drug testingMust have access to personal vehicle and/or reliable transportation, at all timesDriver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
