The ideal candidate will act as the primary liaison between project stakeholders, ensuring the construction process adheres to design specifications, budgetary constraints, timelines, and quality standards. This role requires essential expertise in construction documentation, problem-solving, and coordination across various disciplines to deliver a world-class development.Essential Duties and Key Responsibilities:Project Coordination and Communication:Serve as the primary point of contact between the owner, design team, contractors, and other stakeholders during construction.Lead a multidisciplinary consultancy team to perform layout and detailing on architectural projects.Independently oversees the coordination of work of a multidiscipline team through multiple phases of a project.Participate in internal meetings and reviews with various governing agencies for code compliance. May lead development of code analysis and confirms code and zoning requirements for assigned projects.Conduct work sessions at project site in conjunction with Project Manager and other disciplines.Maintain clear communication channels to ensure alignment on project goals, progress, and issues.Attend regular project meetings, prepare meeting minutes, and track action items to ensure follow-up and resolution.Construction Documentation:Performs product research; assists project leadership team with materials and systems evaluation to report on effectiveness and viability to the organization.Review architectural documents for areas of conflict with all disciplines and leads the efforts from the ownership side of resolving these issues with the consultantsLeads ownership review and coordinates feedback documents to consultants, including verifying implementation documents conform to QA/QC and Royal Caribbean standards, best practice and quality expectations.Review, manage, and track submittals, shop drawings, RFIs (Requests for Information), and change orders for compliance with design intent and project requirements.Maintain accurate and up-to-date project records, including contracts, permits, and inspection reports.Ensure as-built documentation is completed and properly filed.Quality Control and Compliance:Conduct site visits to monitor construction progress, identify deviations from design specifications, and address quality concerns.Coordinate with third-party inspectors and regulatory authorities to ensure compliance with codes, standards, and permits.Resolve construction-related issues swiftly and effectively, escalating when necessary.Schedule and Budget Oversight:Monitor project schedules and budgets, flagging potential risks and proposing mitigation strategies.Review contractor progress reports and payment applications to verify completed work aligns with contractual obligations.Assist in the evaluation and negotiation of change orders and claims.Risk Management:Identify and mitigate risks related to construction delays, material shortages, and unforeseen conditions.Ensure adherence to health and safety regulations on-site.Qualifications, Knowledge & Skills:Bachelor s degree in Construction Management, Architecture, Engineering, or a similar related field.Minimum of 5 10 years of professional experience in construction administration, preferably with ground-up developments.Proven experience with high-end or destination development projects is highly desirable. Strong knowledge of construction methods, materials, building codes, and industry best practices.Proficient in construction management software (e.g., Procore, PlanGrid, Autodesk Build or similar) and Microsoft Office Suite.Experience with Microsoft Office (Word, Excel, Project Schedule)Excellent problem-solving, organizational, and communication skills. Ability to work collaboratively in a fast-paced, dynamic environment while maintaining attention to detail.Excellent written and communication skillsExcellent analytical and problem-solving skillsProficient in use of AutoCAD, Autodesk Revit and familiarity with related tools and processDemonstrated graphic presentation skillsMust have experience in preparation and layout of architectural contract documents and specificationsStrong knowledge of codes and good planning skillsFamiliarity with sustainable building practices and LEED certifications.Experience in luxury resort, residential, mixed-use developments or campus style development with multiple buildings.Strong ability to interpret architectural and engineering drawings.Working Conditions:Combination of on-site presence at the development location and work in an office setting.Requires occasional travel to site meetings or supplier locations.
