Development Program Manager (Data Center Construction TFO)

We are a portfolio company of Blackstone and prioritize sustainability, innovation, and the impact of our technology.ResponsibilitiesManage multiple projects on campuses and maintain updated budgets, schedules, and status reports for each.Create and communicate monthly updates on development program and project status for executive review, presenting information to support decision-making.Work with stakeholders, design, and construction teams to create a master development program, including a complete campus design solution and capital budget.Manage entitlement and permitting needs for each assigned site project.Implement and manage multi-phased site development plans to achieve time, budget, and quality standards predictably.Write scopes of work for design, construction, commissioning services; participate in procurement and project cost estimates.Evaluate and level pricing proposals for design, construction, and commissioning services.Collaborate with the strategic procurement team on equipment procurement and delivery processes.Coordinate appropriate submittals with site stakeholders.Monitor and create project budget/cost-to-date against overall project budget.Establish project schedules and manage teams for on-time completion.Review and approve monthly pay applications from contractors.Review change order requests from contractors and negotiate pricing.Establish site construction security procedures in conjunction with the site security team.Develop plans for product deployment and communicate plans to relevant QTS staff.Collaborate with Sales Engineers and Product teams to aid in custom deal solutioning for prospective clients within budget and schedule constraints.Establish and maintain relationships, serving as liaison with key QTS stakeholders.Represent QTS interests as a leader in OAC meetings.Create and build relationships that enhance QTS's ability to lead in data center real estate.Aid in due diligence efforts for potential new sites on an as-needed basis.Work with the internal development team to enhance project management processes and protocols.QualificationsBachelor's degree in Science, Engineering, or equivalent professional experience.Eight or more years of professional experience in commercial construction practices, including management of Lump Sum, Construction Management at Risk, and Design Build projects from conception through procurement to closeout.Proficiency with Microsoft Office suite, especially PowerPoint for executive communication and Excel for site program and project budgeting.Availability to travel up to 50% of the time.Other Key SkillsMBA, Master's in Engineering, Management, or related field desirable.Experience with delivery of mission-critical data center facilities.Extensive experience with management of MEP trades.BenefitsQ-Rest SabbaticalEmployee Stock Purchase PlanQTS scholarship for dependentsEagle Club Award Trip EligibilityPaid Volunteer and Floating daysTuition Assistance, Parental Leave, and Military Leave AssistanceWe conform to all laws, statutes, and regulations concerning equal employment opportunities and affirmative action.
