Senior Project Manager

A Senior Project Manager (SPM) is assigned to provide leadership for the project team assigned to the project(s). The SPM has the Authority, Responsibility and Accountability for completing multiple projects while coordinating all required departmental and operational support. SPMs lead division and department assigned personnel and resources to ensure that multiple quality projects are produced on time and within budget. SPMs, Project Managers and Construction Managers jointly direct many work flow segments and jointly approve many decisions regarding project timelines, cost and performanceReports To: Program Manager Supervises: Project Managers, Project assigned Safety, Quality personnel, & Sub-Contractors SENIOR PROJECT MANAGER FUNCTIONSAccountabilityThe Project Record – Formats detailed initial project schedule in compliance with customer requirements. Tracks, measure, update and document individual project progress by comparing planned vs. actual. Accurately budget and forecast project cost based on planned vs. actual. Timely documentation of project issues noting JBCC’s position with the client regularly to ensure all customer expectations are met.Customer, Subcontractor, Vendor, Development – will be responsible to continue and develop these/new relationships pursuant to strategic goals and current client base for assigned program. Recruiting – Must be capable of recruiting within the industry to assist in hiring, maintaining, and growing current program team Responsibility Cost -- Develop a budget for each project. Manage the budget by comparing planned to actual project costs and by implementing necessary corrective actions. Project Performance – Create, negotiate and approve all project changes. Expedite project closeout process with client.PreConstruction Planning – Coordinate all JBCC PreConstruction Planning meetings including estimate handoff process, multiple PreConstruction meetings and weekly job meetings. LeadershipDefine and identify the project team and individual team member rolesIntegrity - expeditiously and reasonably resolve all internal team issues and conflicts, as well as, all external client concerns and issues. Identify for team members corrective actions necessary for conflicts involving time, cost and performance.Actively Participate in identifying potential resources (PM’s, Program Managers, Construction Managers, Foreman, etc), both internal and external. Active involvement in the mentorship and training of all personnel assigned to program (individual goal setting and measurement against agreed goals) ESTIMATING FUNCTIONSAccountabilityPlans and Specifications must be thoroughly reviewed for each estimate. All requirements specified in bid documents must be addressed, and specifically included or excluded from bid. SPMs will be assigned specific portions of estimates to work on which may include noting inclusions/exclusions, takeoffs, vendor coordination, project walk downs..etc. ResponsibilityTime -- Adequate time must be allowed and invested by SPM to help ensure accuracy of bid, and to complete estimate with sufficient time left to allow appropriate document preparation, verification and delivery. Accuracy -- Quantity take-off from plans, labor units, material pricing and quotes, estimate write up and extensions, and bid documents must be prepared and/or checked for accuracy by estimator, and approved by Program Manager. QualificationsExperience – Fifteen (15) years’ experience within construction industry. Preferred rail background. Business Development skillset to allow for capture / retainage of customer & vendor base.Leadership / Coaching – Ability to work with diverse programs, departments, and other managers with integrity.Influential and approachable to allow for aligning assigned personnel with the strategic goals and mission statement.Organizational / Time - Management -- must have impeccable time management and organizational skills, while being able to mentor / train those within the program to become excellent.Labor units – ability to source and learn labor untis for assigned workComputer Skills – HCSS, Database, Excel, and ability to work within accounting system to interpret and analyze complex business analytics.
