Departmental ObjectiveTo provide high levels of excellence and professionalism in rendering superior customer-focused services to residential students of the University, with close attention to detail and with a caring and concerned approach, targeted at delivering outstanding results in serving customer needs and achieving high levels of customer satisfaction and devoted to a "students first" attitude. Purpose of the PositionReporting to the Assistant Director of Housing - Maintenance, this position will work independently to perform moderately complex building maintenance and oversee the work of Senior Trades Technician(s), and the Trades/Utility Workers. Additional duties include but are not limited to monitoring the work order system, verifying completion of work, prioritizing work order responses, ensuring proper supplies and inventory are maintained, assisting with contractors, and scheduling preventative maintenance. Knowledge, Skills, and Abilities Related to PositionHands on knowledge and skills in the following maintenance areas to include but not limited to: water heaters, door locks, plumbing, HVAC, lighting and roofing Hands on knowledge and skills with handheld and power tools, to include but not limited to: hammers, drills, wrenches, sockets, power saws, voltage meters, allen wrenches and pliers Must be able to manage a diverse group of maintenance employees with a wide range of skills Must have a thorough understanding of the trades, as well as preventative maintenance Must have conflict resolution skills as well as the ability to communicate effectively in a courteous and professional manner with faculty, staff, students and parents Willingness to learn new skills and systems, such as learning electronic lock systems and/or building systems. Must be organized Ability to use a computer to complete routine tasks such as time sheet approval Ability to follow and enforce OSHA and VOSH safety regulations Ability to work primarily a daytime schedule and some nights and weekends when necessary. Ability to be on-call on a rotating basis Education, Experience, Licensure, Certification RequiredEducation:High school graduate or equivalent education/experience that equates to a high school diploma Valid driver's license Experience:Experience performing building maintenance Experience performing moderately complex maintenance Experience using computers Additional Consideration(s)Education:Completed courses or certifications related to building maintenance or skilled trades Licensed in a skilled trade (electrical, HVAC, plumbing, etc.) Experience:Experience working in a university or residential setting Significant experience in a specialized building trade (i.e., electrical, HVAC, plumbing, etc.) Salary InformationStarting at $54,827, Commensurate with Education and Experience.CNU InformationThis position includes Commonwealth of Virginia and Christopher Newport University employee benefits.
