From property management and maintenance to construction and development, we provide the tools, training, and team support to help you reach your full potential.What You'll DoDuties and responsibilitiesSpecific job duties include, but are not limited to, the preparation, review, tracking and distribution of the following documents and tasks:PreconstructionReviews overall construction plan and update as requiredCreate the project CPM schedule to be put into P6 format by 3rd party consultantCreate an organized and thoughtful site plan setup and layout as well as prepare schedule and phasing planWorks with project team to provide input on subcontractor pre-install meeting preparationReviews submittal/procurement log and ensures that its order meets project schedule and requirementsReviews and understands Site Specific Safety PlanReviews and understands site specific QAQC PlanConstructionFacilitates all first work inspection on all scopes of workWorks with team members to prepare for interior and exterior box walksDay to day review and verification of work being installedWorks closely with the team in all aspects of the construction processUnderstands the need to be able to delegateIs a champion of conflict resolutionHas an ownership attitude and realizes that he is the first line of defense of all aspects of the construction processWorks closely with PM’s and APM’s to manage all General Condition costs throughout projectUltimately responsible for the scheduled success of the projectRequest for Information (RFI’s)Communicate (verbally and written) questions effectively using plans, sketches and photographs as neededEnsures that RFI’s are tagged on plans in Procore and field setWeekly Subcontractor MeetingCreate 4- Week look ahead schedulePrepare meeting agenda and meeting minutes, ensuring meeting minutes are saved and distributed to subcontractors on a weekly basisBe prepared to review and discuss any new Plan Changes and RFI responsesDiscuss weekly safety topicHot topics and IssuesPlans & RevisionsAbility to read and understand plansMaintain a current and permitted set up plans in the jobsite office for the local inspecting municipalityCheck plans and submit RFI’s as needed so that productivity is not hinderedEnsure RFI’s are being marked and clouded on the drawing sets, both in Procore and field setSafetyConduct daily safety walkCorrect any issues immediately and report to sub’s foreman and superintendentDocument repeated offenses and email sub’s main office (copy PM) if an issue continues or is not corrected.ReportsReviews and finalizes Daily Reports in ProcoreManages and documents Storm Water weekly and “event” reportsReviews all direct job costs and reports on a weekly basisSchedulesMust be able to create, manage and update project schedulesMeet, maintain and update the projected and actual schedule prior to the team meeting each weekCreate a 4-week look ahead schedule to distribute at weekly sub meetingsPunch ListsCreate and distribute detailed completion lists and punch listsManage the completion of these listsInspectionsWorks with Project Engineer to track and review any open items created on inspectionsWork with city inspectors to pass inspections as neededInspect and verify the subcontractor’s layout of items. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. This position is sometimes performed in the local office and at project site(s) in outside weather conditions. Overtime will be required to meet project deadlines.Physical requirementsThe employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
