Construction Senior Estimator

Job Description General Contractor specializing in Multifamily rehabs/renovations looking for a Senior Estimator with experience working on large-scale Multifamily Construction projects.Key Responsibilities:Lead the preparation of comprehensive project estimates, including detailed quantity takeoffs and full project pricingOversee all phases of estimating from conceptual budgeting through final GMP developmentAnalyze drawings, specifications, and project documentation to define and validate full scope of workDevelop and implement estimating strategies to improve accuracy, efficiency, and competitivenessMaintain and continuously enhance the company's historical cost databaseLead the subcontractor and vendor solicitation process (RFPs) for multiple concurrent projectsEvaluate, level, and analyze bids to ensure complete scope coverage and alignment with project goalsDrive negotiations with subcontractors to secure optimal pricing, scope coverage, and contract termsOversee and approve subcontractor selections and bid recommendationsReview and negotiate complex change ordersDirect detailed quantity takeoffs and unit cost analysis across all trades, including site work and vertical constructionLead value engineering efforts and provide cost-saving recommendations without compromising qualityPartner with Development and Project Management teams on feasibility studies and budget planningOversee the creation of bid packages and manage the bid process from start to finishCollaborate closely with Senior Project Managers and executive leadership on project strategyProvide guidance and oversight on multiple projects simultaneouslyReview and support monthly construction draw requestsEnsure cost alignment from preconstruction through project executionIdentify risks and opportunities related to project costs and proactively communicate findingsQualifications:Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred)10+ years of estimating experience, with a strong focus on large-scale multifamily constructionProven experience leading estimates for multifamily rehab/renovation projectsStrong understanding of construction methods, materials, and advanced unit cost estimatingExperience with estimating software (e.g., Timberline/Sage 300 CRE or similar platforms)Strong leadership and team development skillsAdvanced analytical and problem-solving capabilitiesExceptional attention to detail and organizational skillsAbility to manage multiple large-scale projects in a fast-paced, deadline-driven environmentExcellent negotiation and communication skillsStrategic thinker with the ability to drive cost-effective solutionsSelf-motivated with a strong sense of ownership and accountabilityAll reasonable accommodations will be considered as it relates to the Americans with Disabilities Act of 1990.ETC Companies, LLC provides equal employment opportunities to all employees and applicants for employment and prohibits discrimination and harassment of any type without regard to race, color, religion, age, sex, national origin, disability status, genetics, protected veteran status, sexual orientation, gender identity or expression, or any other characteristic protected by federal, state or local laws.This policy applies to all terms and conditions of employment, including recruiting, hiring, placement, promotion, termination, layoff, recall, transfer, leaves of absence, compensation and training.
