Next Phase Construction, Inc is a General Contractor specializing in multifamily for-rent construction projects throughout the state of California and the western United States. The average project size is between $40M and $100M in dollar volume and is usually over 100 units. Project types currently include anything with Type V or Type III wood framing, including garden style, wraps and podiums.
JOB DESCRIPTION:
The Project Manager is responsible for managing the project to achieve execution of the Prime Contract and job completion on time and on budget. The Project Manager is responsible for managing the Superintendent to execute the Production Schedule and ensure all company policies and procedures are followed. It is essential that the Project Manager works with all stakeholders to achieve a productive working environment and always make positive critical decisions and clearly articulate them effectively. The Project Manager is expected to perform duties in accordance with the Company’s Core Values, Business Ethics, Employee Conduct, and Confidentiality policies while maintaining professionalism with owners, consultants, labor representatives, and public agencies.
GENERAL RESPONSIBILITIES:
1. Prime Contract - Responsible for the understanding and execution of the Prime Contract and all exhibits.
2. Pre-Construction – Assist with creating the Prime Contract Exhibits, estimating support, plan review and value engineering.
3. Subcontracts - Write clearly defined Scopes, manage the subcontracting process all the way through execution.
4. Vetting of Change Orders for both the Subcontractor and Owner contracts with an eye for scope completeness, comparisons to contract scope and values set forth, and alternate means of achieving the scope for a minimum of cost.
5. Clearly define out-of-scope delays to the owner as they occur and executing a COR to the GMP Schedule at month’s end. Meet with all stakeholders (City, Owner, Designers, Subcontractors etc.) to achieve the best relationship for success.
6. Work with the Superintendent to create and maintain a Production Schedule that beats the Prime Contract (GMP Schedule) Milestones and from that, assist the Superintendent to align the 3-week look ahead schedule for the field teams.
7. Execute and beat the production Schedule through proper leadership, communication with field teams and subcontractor, premium time where valuable, subcontractor meetings etc.
8. Devise schedule execution plans with the superintendent.
9. Participate in the Subcontractor weekly coordination meetings. Confirm that expectations for daily activities are met without fail. Support the Superintendent’s demands for OT for trades that are behind in meeting the expectations.
10. Execute the Job Set-up procedures to be sure the site is compliant with all state and local authorities.
11. Job Trailer: Ensure procedures are followed and maintained for clear articulation of schedule / Site coordination / Compliance presentation and safety items.
12. Work closely with the Safety Manager to ensure safe operations and cleanliness expectations are met.
13. Review the Daily Field Reports and ensure they are published by the end of each day.
14. Delays – Notify the project Manager / Owner of any out-of-scope delays to the project and issue a COR when realized.
15. Manage the project staff to ensure company policies and procedures are being met. Report and / or reprimand staff that is not in compliance with a work-plan and/or formal warning.
16. Ensure the RFI and Submittal process is accurate and effective, review all costs and implications to all trade’s scope of work.
17. Ensure work is in sequence with construction standards and the production schedule. Review issues with the Superintendent.
18. Manage and build a positive relationship with all stakeholders: Inspectors, consultants, architects and the owner to achieve a productive working environment at all times.
19. Facilitate with proper preparation and knowledge, the OAC meetings. Follow up promptly with any and all comments and action items.
20. Accurately vet all Monthly Draws (Pay Apps).
21. Work with accounting to ensure proper payments, COR and OCO issuance.
22. Facilitate material procurement internally and externally with subcontractors to meet construction schedule.
Requirements:
5+ years of Construction Project Management experience.
Excellent written, verbal and presentation communication skills required.
Ability to manage priorities and deliverables through planning and time management.
Understands and displays sound decision making when managing risk points to the project and safety.
Proven ability to manage difficult schedules and project demands while maintaining strict adherence to project safety program.
Ability to process and make correct decisions in stressful and critical times.

Strong leadership skills to guide and manage a team effectively. Needs to be available by phone even during ‘off’ hours.
Thorough knowledge of the product type
Ability to read blueprints & understand various stages of drawings & specs.
Ability to work with mathematical concepts such as probability and statistics, and fundamentals geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Ability to define problems, collect data, establish facts, and draw valid conclusions.
Understand A/E & other consultant contracts.
Understand roles & responsibilities of team members.
Valid driver’s license and ability to drive.
Ability to work in an outdoor environment, including in inclement weather.
Ability to work beyond regular work hours may be required to meet project deadlines.
EDUCATION REQUIREMENT: Bachelor’s degree or higher in Business, Construction Management, Engineering or Architecture or equivalent job experience.

Compensation: $140,000-$170,000 per year. Actual placement within this range may vary based upon, but not limited to, relevant skills, experience, time in role, base salary of internal peers, prior performance, and geographic location.
