Apartment Maintenance Supervisor

Position SummaryThe Maintenance Supervisor is a hands-on leadership role responsible for executing and overseeing the day-to-day maintenance operations across the portfolio while actively working alongside the maintenance team. This role is responsible for setting the standard of excellence across all properties by driving preventative maintenance programs, overseeing team performance, managing vendor relationships, and ensuring regulatory compliance.The Maintenance Supervisor ensures all building systems operate safely, efficiently, and in compliance with local, state, and federal regulations. This role balances technical expertise, leadership, and accountability while maintaining a resident-focused, service-oriented approach. The position offers autonomy, variety, and the opportunity to grow within a company that values craftsmanship, reliability, and operational excellence.Key ResponsibilitiesMaintenance Operations & LeadershipPerform advanced HVAC, electrical, plumbing, carpentry, appliance, and smart-home system repairs.Supervise, support, and mentor maintenance team, ensuring quality workmanship and timely completion of tasks.Coordinate and manage maintenance schedules, priorities, and on-call coverage.Inspect completed work to ensure quality, safety, and adherence to company standards.Lead with unit turnovers, inspections, and seasonal maintenance planning.Ensure buildings, grounds, and common areas remain clean, safe, and well-maintained.Work Order, Vendor & Systems ManagementManage and prioritize work orders through the online maintenance system.Serve as the primary point of contact for third-party vendors and contractors.Solicit bids, schedule services, oversee vendor work, and ensure cost-effective solutions.Maintain accurate records of work orders, inspections, repairs, hours, and expenses.Monitor inventory of tools, supplies, and equipment and ensure proper storage and maintenance.Safely operate and maintain company vehicles.Compliance, Safety & InspectionsEnsure adherence to OSHA, fire safety, health, and local building codes.Act as the front-facing representative for inspections by local authorities and regulatory agencies.Proactively identify and address compliance issues to minimize risk.Promote and enforce safe work practices and PPE use across all maintenance activities.Collaboration & CommunicationWork closely with Property Management and Senior Management to align maintenance operations with ownership goals.Communicate clearly with residents, vendors, and internal teams while maintaining a professional, service-focused demeanor.Report maintenance trends, capital needs, and operational concerns to Senior Management.Participate in planning, training, evaluations, and scheduling activities.Emergency & After-Hours ResponseParticipate in the on-call rotation.Respond promptly to after-hours and emergency maintenance situations.Coordinate emergency repairs and vendor response as needed.Financial Reporting & BudgetingTrack maintenance expenses and support cost-effective operations.Assist in budgeting, forecasting, and capital planning.Estimate costs for maintenance and repair projects, including labor, materials, and subcontractor services.Maintain accurate reporting in property management software.Education & ExperienceHigh school diploma or equivalent; technical or vocational training preferred.4-5 years of experience in property, multifamily, hospitality, or facilities maintenance.Prior leadership or supervisory experience preferred but not required.Demonstrated expertise in troubleshooting and resolving complex maintenance issues.Technical Skills & KnowledgeAdvanced HVAC knowledge; certification preferred.Strong understanding of mechanical, electrical, and plumbing systems.Familiarity with smart appliances, connected devices, and access control systems preferred.Ability to safely operate a wide range of hand and power tools.Strong mechanical aptitude and problem-solving skills.Proficiency with Microsoft Office Suite and basic technology platforms.Experience with AppFolio or similar property management software preferred.Safety & Physical RequirementsStrong commitment to safety and compliance.Ability to work in demanding conditions (heat, cold, heights, confined spaces).Valid driver's license, auto insurance, and reliable transportation.Ability to lift up to 40 lbs.Availability for on-call rotation and occasional evenings/weekends.Flexibility during peak move-in/move-out periods.Perks & BenefitsSupportive culture focused on character, belonging, and purpose.Opportunities for growth, development, and certification support.Company-matched retirement plan.Medical, dental, vision, and life insurance.Competitive salary plus performance bonuses.Paid time off and holidays.Fun, resident-focused work environment.About UsEthos Residential: Guided by character, we design spaces that inspire people and honor the communities they serve.
