Maintenance Technician (1099 Contractor)

Location: Iowa City, IA Type: 1099 Contract (35-40 hours per week) Pay Rate: $24 - $34 per hour (based on experience) Job Overview: As a Maintenance Technician, you will be responsible for the general upkeep, repair, and remodeling of our properties. You will play a key role in maintaining a high level of tenant satisfaction by ensuring all maintenance issues are handled promptly and professionally. Key Responsibilities: - General maintenance and repair of residential units, including drywall repair, painting, and remodeling. - Plumbing repairs and installations. - Electrical troubleshooting and repairs. - HVAC maintenance and repairs. - Basic carpentry and structural repairs. - Painting. - Conducting inspections of units and identifying potential maintenance needs. - Collaborating with property management staff to complete work orders in a timely manner. Qualifications: - Proficiency in English is required for this position. However, we strongly encourage candidates who are bilingual or multilingual to apply, as additional language skills are beneficial when working with our diverse tenant base. - Proven experience in property maintenance, construction, or a related field. - Knowledge of general plumbing, electrical, HVAC, drywall, carpentry, and remodeling. - Strong problem-solving skills and attention to detail. - Ability to work independently and efficiently manage time. - Strong customer service skills. - Must have reliable transportation and your own tools (gas stipend available). - Must be willing to utilize AppFolio to track and complete work orders on personal cell phone (phone stipend available). - Must pass a criminal background screening.
