Occupancy Specialist SUMMARY We are seeking an accomplished and detail-oriented Occupancy Specialist to join our property management team. The Occupancy Specialist will oversee a HUD/LIHTC affordable housing community. Reporting directly to the Community Manager, the Occupancy Specialist will be responsible for conducting, processing, maintaining, and managing HUD/LIHTC annual certifications while ensuring strict adherence to all regulatory requirements. This position is ideally suited for a proactive professional who excels in a compliance-focused environment, demonstrates exceptional organizational skills, and is adept at managing multiple projects while fostering effective collaboration with both site and corporate teams. PRIMARY/ESSENTIAL DUTIES AND RESPONSIBILITIES Conduct, process, and manage HUD/LIHTC annual certificationsLead the tax credit evaluation process, initial certifications, and recertificationsAudit resident files and recertification documentation to ensure compliance with program requirementsMaintain accurate and complete resident files in accordance with regulatory standardsPrepare for and support agency, owner, and investor audits and inspections, including responding to findingsMonitor monthly compliance reporting and follow up on deficienciesMaintain procedures for record retention compliant with LIHTC regulationsWork closely with the Regional and Community Manager and onsite staff to ensure consistent compliance practices, including determining eligibility for continued occupancy, processing potential resident applications, processing interim certifications as needed, and ensuring proper calculation of income, assets and rent levels.Communicate effectively with residents, staff, and external agenciesRemain up-to-date on all developing compliance requirementsDemonstrate outstanding customer service and proactive, timely, responsive and professional communication skills that contribute to an environment characterized by professionalism, teamwork and mutual respect for staff REQUIRED QUALIFICATIONS – SKILLS, EXPERIENCE, ABILITIES To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. 2+ years’ experience in property managementKnowledgeable with respect to affordable housing programs, LIHTC, federally-assisted, and all State and local housing regulationsCertified LIHTC TCS, (C3P), HCCP, COS, or equivalent affordable housing certification preferredExperience in the field of low-income housing and tax credit programs, particularly public housing, and Section Eight.Computer literate, flexible and able to assist with all aspects of leasing and day-to-day property functions.
