We believe that our dedicated team is our greatest asset, driving us to create compassionate, respectful, and meaningful interactions every day.We're looking for a Director of Facility Services:This position leads the maintenance department and monitors all areas of the community and grounds and takes appropriate action to ensure they are properly and safely maintained. The position is a hands-on manager and regularly leads and assists with tasks and assignments to ensure all required and necessary services are performed to company expectations meeting performance objectives and upholding SLC standards.Essential functions include:Setting a strong example for others to follow and holding team members accountable for practicing a culture of safety; serving as both an active participant and a leader in the community's Safety Committee.Continuously monitoring all areas of the community and grounds and taking appropriate action to ensure they are properly and safely maintained; recommending purchases or capital projects accordingly to enhance the community or address concerns.Participating in establishing departmental budgets and being responsible for effectively managing all financial metrics such as salary expense, overtime, purchasing, and overall expense control.Properly tracking and documenting all preventive maintenance and residents' work orders, assuring that all work is performed timely and to the highest quality possible.Overseeing the timely and efficient turnaround of vacated apartments to prepare them for visits from prospective residents and move in of new residents.Ensuring all required and necessary service contracts are in place and renewed timely to optimize service while minimizing expense.Maintaining HIPAA standards and regarding all medical or healthcare information pertaining to residents and employees as confidential.Participating in the leadership of the community's emergency preparedness programs; purchasing and ensuring the proper operations and availability of emergency equipment such as generators and two-way radios; maintaining contracts with vendors to provide emergency supplies such as bottled water.Conducting fire and disaster drills as required by the State and Federal Regulations.Maintaining an accurate and timely accounting of services chargeable to residents and submitting to the business office.Leading and assisting with the setup and tear-down for special events and activities.Ensuring safe and proper storage of cleaning supplies, chemicals, tools, and equipment.Overseeing and participating in on-call assignments to ensure timely after-hours response to resident emergencies and physical plant problems.Participating in and attending all in-service training and education programs as scheduled.Other duties as assigned.Physical demands, work environment, and expected hours of work: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.An individual in this position is often required to read, write, stand, walk, sit, use hands to finger, handle, or feel objects, tools, or controls, reach with hands and arms, balance, stoop, kneel, crouch, talk and/or hear.An individual in this position will be required to lift or carry weight up to 50 lbs.Must be free of diseases that can be transmitted in the performance of job responsibilities during the stage of communicability unless the associate can be given duties that minimize the likelihood of transmission.May be exposed to minimal to moderate noise and exposure to blood and/or body fluids. Also may experience traumatic situations including psychiatric and deceased residents.Travel: Local and out of state travel, including overnight stays, may be required from time to time to attend conferences, training, meetings, and professional development programs.Education and experience requirements:Degree/certification from a technical program in at least three of the following: mechanics, electrical, plumbing, sprinkler systems, landscaping, or HVAC required. Mechanical or maintenance experience required.Experience in HVAC, plumbing, electrical, landscaping, and general maintenance.Three years' experience in a similar maintenance position desired.Two years of supervisory experience desired.Knowledge, skills, and abilities required:Ability to read, write, speak, and understand English fluently.Ability to meet or exceed the company's attendance and punctuality standards.Ability to use miscellaneous software and office equipment.Ability to understand and follow directions as given.Ability to work with minimal supervision.Equal Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
