Projects are managed internally with high expectations around schedule discipline, cost control, construction quality, and stakeholder coordination.Role & ResponsibilitiesProject Leadership & ExecutionLead the full development lifecycle of a ground‑up high‑rise residential tower, from late design and permitting through construction, commissioning, and turnover.Manage day‑to‑day execution with accountability for schedule, cost, quality, and safety.Chair and lead weekly owner/architect/contractor (OAC), design, and coordination meetings.Design & Pre‑ConstructionCoordinate closely with architects, engineers, and consultants to finalize construction documents and resolve constructability challenges.Support budgeting, value engineering, and procurement strategies.Evaluate general contractor bids, participate in contractor selection, and assist with contract negotiations.Construction OversightMonitor general contractor performance, including manpower, sequencing, quality control, change management, and schedule adherence.Review and approve pay applications, change orders, and monthly cost reports.Ensure compliance with local building codes, permitting requirements, and site‑specific constraints related to a dense urban/university environment.Financial & Risk ManagementTrack project budgets, contingencies, and cash flow; identify cost exposure early.Prepare executive‑level reporting for internal leadership and investment partners.Oversee risk mitigation efforts, insurance coordination, and contractual obligations.Candidate ProfileExperience & Background3–10+ years of experience in construction management and/or real estate development.High‑rise experience required, preferably 20+ story Type I concrete towers.Background with a general contractor, developer, or both, with a strong understanding of:Field operationsVertical construction sequencingDeveloper‑side financial driversBachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.To apply please follow the Linkedin Application or reach out with a copy of your resume to Chris Smith at Chris.Smith@Redpathpartners.com
