This role reports directly to the VP of Construction and sits at the center of everything — collaborating with contractors, vendors, asset management, and property operations to deliver projects on schedule, within budget, and to S2’s quality standards.You’ll be involved at every stage of a project: helping establish scopes of work, finalizing and maintaining budgets, leveling bids, holding contractors accountable, and keeping the team informed with accurate weekly updates. This is a hands-on role that blends time in the field with administrative and reporting responsibilities — so the ability to shift gears, stay organized, and manage multiple moving pieces at once is key.We’re looking for someone who takes ownership from day one — a clear communicator who follows through, keeps projects moving, and brings solutions to the table when things don’t go as planned. If you’re driven, detail-oriented, and take pride in delivering quality work, we want to hear from you.Core Responsibilities•     Manage projects from conception through completion, including scope development, budgeting, scheduling, and contractor oversight.•     Help establish scopes of work for renovation and capital improvement projects across multifamily and industrial assets.•     Develop, finalize, and actively maintain project budgets; identify and address cost variances early and proactively.•     Solicit bids, conduct bid leveling, negotiate pricing, and make contractor recommendations to the VP of Construction.•     Conduct regular site visits to monitor progress, verify quality of work, and resolve field issues as they arise.•     Provide accurate weekly project status updates covering schedule, budget, open items, and risks.•     Build and maintain strong working relationships with contractors, subcontractors, and vendors.•     Coordinate with property management teams to minimize resident disruption during active renovations.•     Ensure all work meets safety standards, applicable building codes, and S2’s quality requirements.•     Support insurance claim restorations and special project assignments as directed.•     Identify opportunities for cost savings, process improvements, and risk mitigation throughout the project lifecycle.Requirements•     1–3 years of experience in construction, project coordination, or a closely related field — no college degree required.•     Located in or around the Dallas, TX area with reliable daily transportation.•     Hands-on construction experience or strong working familiarity with renovation and remodeling projects.•     Proficient in Microsoft Office (Excel, Word, Outlook) and comfortable using project scheduling and budget tracking tools.•     Solid math and financial aptitude — able to read and interpret scopes, bids, and cost reports accurately.•     Strong written and verbal communication skills with the ability to coordinate clearly across contractors, property teams, and leadership.•     Self-motivated and career-driven with a high standard of accountability and a genuine desire to grow in the construction management field.•     A natural problem solver who can think on their feet and make sound decisions when challenges come up in the field.•     Collaborative mindset — able to work effectively with cross-functional teams while also taking initiative and ownership independently.•     Willing and able to travel up to two weeks per month as project assignments require (all travel expenses covered).What We Offer•     $70,000 base salary.•     Performance-based bonus incentives tied to project outcomes.•     401(k) retirement plan.•     Health, dental, and vision insurance.•     Mileage reimbursement for personal vehicle use.•     All travel expenses covered for out-of-market project assignments.Additional incentive packages and real opportunities for career growth within the company
