About The RoleA large, multi‑building campus in Paul Smiths, NY is seeking an experienced Director of Facilities Operations to lead Integrated Facilities Management (IFM) across a diverse and expansive environment. This role oversees maintenance, grounds, custodial, environmental services, construction/project management, and all aspects of campus operations — including hands‑on snow management during winter months.You will serve as the senior facilities leader, partnering closely with campus leadership to ensure operational excellence, safety, sustainability, and a high‑quality experience for students, staff, and visitors.Key ResponsibilitiesLead and manage all campus facilities operations across 50+ buildings, 586,000 sq. ft., and 14,000 acresOversee multi‑department teams including maintenance, custodial, grounds, environmental services, and project managementDirectly supervise two managers (Custodial Manager & Maintenance Manager) and provide leadership to :25 union employeesManage and execute snow removal operations, including hands‑on snowplow operation as neededOversee HVAC, mechanical, electrical, structural, and architectural maintenance programsLead capital projects, construction planning, vendor/subcontractor oversight, and budgets of $1M+Ensure compliance with safety standards, environmental regulations, and sustainability initiativesMaintain strong client‑partner relationships with campus leadershipDrive financial performance, forecasting, and operational reportingSupport event coordination and campus readiness throughout the yearWhat You BringMust‑Have Qualifications5+ years of Director‑level Integrated Facilities Management (IFM) experience in a campus or campus‑like environmentDemonstrated expert‑level snow management experience, including hands‑on equipment operationExperience managing union employees, including workload balancing, mentorship, and performance leadershipMulti‑department oversight across maintenance, custodial, grounds, environmental services, and project managementStrong financial acumen with experience managing capital projects, vendor contracts, and large budgetsValid driver's license and clean driving recordPreferred ExperienceHigher education, hospital campus, military base, or large multi‑site institutional environmentExperience with CMMS systems, energy management, and sustainability programsBackground in construction management or engineeringWhy This Opportunity Stands OutLead operations for a unique, expansive campus in the AdirondacksHigh visibility role with direct impact on campus experience and safetyOpportunity to shape long‑term capital planning and sustainability initiativesRelocation assistance available for the right candidateIdeal Candidate ProfileYou're a seasoned IFM leader who thrives in complex, multi‑building environments.
