Sales Manager

Valcourt Building Services is seeking a high-performing Sales Manager to lead and personally drive business development efforts for our Waterproofing & Restoration Division.This is a Selling Sales Manager role with an expected allocation of approximately 70% direct selling and 30% sales management. The Sales Manager will maintain an individual book of business and personally pursue strategic opportunities while also coaching and managing a team of Business Development Managers.The ideal candidate is both a proven hunter and an effective leader who can generate new business, build relationships with commercial building owners and consulting engineers, and develop a high-performing sales team.Services include, but are not limited to:Building envelope restorationExterior waterproofingFaçade repair and restorationMasonry restoration and tuckpointingExpansion joint replacementSealants and caulkingConcrete repair and structural restorationParking garage restorationBalcony and terrace waterproofingLeak investigation and water testingElastomeric and protective coatingsDuties and ResponsibilitiesDirect Sales Responsibilities (Primary Focus)Develop and execute a personal business development plan targeting strategic accounts and major opportunities.Build relationships with: commercial property owners and managers, facility directors, condominium and HOA boards, architects and engineers, building envelope consultantsEngage consulting engineers and specifiers to influence project specifications.Conduct site visits, assessments, and presentations.Coordinate with estimating and operations to develop competitive proposals.Lead negotiations and close contracts.Maintain an active and accurate pipeline in CRM.Meet or exceed individual revenue and gross margin goals.Sales Management ResponsibilitiesConduct weekly sales meetings and coaching sessions.Review pipelines, forecasts, and funnel health.Monitor 30-, 60-, and 90-day closing forecasts.Assist team members with major presentations and closing opportunities.Partner with Operations and Preconstruction to align resources and priorities.Industry Networking & Market DevelopmentBuild relationships through organizations such as:Building Owners and Managers Association (BOMA)International Facility Management Association (IFMA)Institute of Real Estate Management (IREM)Building Service Contractors Association International (BSCAI)Attend trade shows, conferences, and industry events.Promote Valcourt’s capabilities and identify strategic opportunities.Required Skills and AbilitiesProven success in personally selling and closing complex construction or specialty contracting services.Demonstrated ability to lead and develop a high-performing sales team.Strong understanding of waterproofing, restoration, and building envelope systems.Experience with specification sales and consultative selling.Ability to read plans, specifications, and engineering reports.Strong forecasting, budgeting, and analytical skills.Excellent communication and presentation skills.Proficiency with CRM and Microsoft Office.Highly organized and self-motivated.Education and ExperienceBachelor’s degree preferred; equivalent experience will be considered.Minimum of 7–10 years of business development experience in commercial construction, waterproofing, restoration, roofing, or related specialty contracting.Minimum of 3–5 years of sales leadership experience.Proven track record of exceeding revenue targets and closing large, strategic opportunities.
