You’ll be the person pushing permits through municipalities, coordinating utilities, and making sure nothing stalls between planning and construction.This is not a passive, back-office role. It requires persistence, follow-through, and someone who knows how to navigate agencies, solve problems, and drive results.What You’ll DoPermits & ApprovalsOwn all permitting functions across active projectsPrepare, submit, track, and manage permits through the full lifecycleServe as the central point of contact for permit status and issue resolutionWork directly with county and city agencies to secure approvalsInterpret zoning, land use, and regulatory requirementsCoordinate with construction, land, sales, and design teamsMaintain organized, accurate records of permits, bonds, COIs, and submissionsUtilities Coordination (Gas & Electric)Manage gas and electric service installation across projectsCoordinate directly with utility providers to ensure timelines are metReview plans and drawings to confirm scope and alignmentTrack inspections, relocations, and service activationConduct site visits as needed to verify progressMaintain clear communication with internal teams on status and risksStarts Process CoordinationDrive each home through the starts process to ensure readinessMaintain visibility on upcoming starts and communicate timelines clearlyIdentify risks early missing documents, agency delays, utility lead timesProactively solve issues to protect start datesKeep real-time tracking so leadership always understands project statusFollow up relentlessly with internal teams and external partnersWhat It Takes to Win HereOwnership mindset — you take responsibility for outcomes, not just tasksTenacity — you follow up until things get doneUrgency — you move quickly and keep projects advancingAttention to detail — nothing slips through the cracksStrong communication — you can push issues forward with agencies and partnersOrganization — you can manage multiple projects without losing controlWhy This Role MattersAt Schaefer Homes, timelines aren’t just schedules they represent families waiting to move into their homes.
