Maintenance Supervisor

Talladega County Schools Talladega, AL 35161 P o s i t i o n G u i d e POSITION: Maintenance Supervisor REPORTS TO: Director of Operations QUALIFICATIONS High school graduate or equivalent required/postsecondary preferred Good general health Building maintenance, construction, trade experience May require experience in multiple trades Prior supervisor experience may be required A valid Alabama driver's license required A valid commercial driver's license may be required Complete/Active application on file Such alternatives to the above qualifications as the Board of Education may find appropriate and acceptable SUPERVISES Maintenance Personnel JOB GOAL To provide students with safe, clean, attractive, and comfortable facilities, to protect the investment in buildings, grounds, and equipment and to supervise all aspects of maintenance for Talladega County Schools. PERFORMANCE RESPONSIBILITIES Assign jobs to specific personnel and provide coordination among maintenance functions. Assist in all work areas when and where needed. Direct the work of assigned maintenance personnel. *Maintain the highest standards of the quality of work performed. Perform energy management setup changes when necessary. Coordinate the sale of surplus property when needed. Coordinate work with the Building Inspectors and Architects Coordinate the evaluation of property, equipment and facilities through an annual facility assessment. Supervise and train, or provide opportunities for training for maintenance personnel for maximum productivity. Inspect all schools on a regular basis to ensure a safe and desirable condition for learning. Maintain all equipment manuals, plans, warranties, inventories etc. Review work orders to ensure proper documentation. Coordinates, plans and prepares for all purchases within the required bid laws. Coordinate annual maintenance budget and provide for the needs of the school system within the approved budget. Handle all maintenance purchase orders, track purchases and properly process for payment. Establish and evaluate a preventative maintenance program. Develop and update site plans showing utilities that serve the schools or are on School Board property. Direct employees in the use of safety equipment and procedures. Demonstrate initiative in the performance of assigned responsibilities. Ensure adherence to good safety standards. Model and maintain high ethical standards. Follow attendance, punctuality and proper dress rules. Maintain confidentiality regarding school/workplace matters. Participate successfully in approved training programs offered to increase skill and proficiency related to assignment. Communicate effectively with students, parents, staff and administrators using tact and good professional judgment. Keep supervisor informed of potential problems or unusual events. Respond to work orders, inquiries and concerns in a timely manner. Supervise assigned personnel, conduct annual performance appraisals, and make appropriate employment recommendations. Prepare all required reports and maintain all appropriate records. Follow local, federal and state laws, as well as School Board policies, procedures and regulations. Exhibit interpersonal skills to work as an effective team member. *Coordinate after-hours maintenance concerns. Demonstrate support for the School System and its goals and priorities. *Regulate heating, air conditioning, and other environmental control systems for economical usage of fuel. *Establish and maintain a file and a log on every item of mechanical equipment located in the school system. *Perform the required preventive maintenance inspections and keep appropriate records of actions. *Maintain proper and professional relationship with all employees, students, parents and other stakeholders and perform duties in a manner that promotes good public relations. *See that all work areas are maintained. *Attend necessary training sessions as scheduled by Supervisor. *Perform other tasks consistent with the goals and objectives of this position. Essential Performance Responsibilities PHYSICAL REQUIREMENTS Heavy Work: Exerting up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently and/or up to 20 pounds of force as needed to move objects.
