This is a fast-paced and exciting roving position supporting multiple affordable housing communities within an assigned geographic territory in Boston, MA.The Regional Occupancy Specialist will travel between properties to support occupancy operations, applicant processing, certifications, compliance administration, lease-up activity, and site team support. This role is ideal for someone who thrives in a dynamic environment, enjoys variety in their day-to-day responsibilities, and can successfully manage multiple priorities across several communities.If you enjoy problem-solving, working directly with applicants and site teams, and being part of a collaborative, mission-driven organization, we encourage you to apply.What You’ll DoRegional Occupancy SupportProvide occupancy and compliance support across multiple properties within an assigned regionTravel between communities as needed to assist with staffing support, lease-ups, recertifications, and applicant processingAssist site teams during periods of high application volume, staffing transitions, audits, or operational needsSupport occupancy stabilization efforts and leasing goals while maintaining full complianceApplicant & Certification ProcessingProcess affordable housing applications and determine program eligibilityReview income, asset, and household documentation for accuracy and completenessPrepare LIHTC certifications and recertificationsCoordinate applicant follow-up and collect required verificationsMaintain waitlists and applicant communicationCompliance AdministrationMaintain compliant resident files and supporting documentationCoordinate third-party file reviews and address corrections or deficienciesMonitor certification deadlines and occupancy requirementsEnsure compliance with LIHTC, HUD, HOME, PBV, Section 8, AFHMP, and other applicable program requirementsAssist with audits, reporting requests, and agency monitoringLease-Up & Lottery SupportAssist with affordable housing lotteries and lease-up initiatives across the portfolioSupport applicant intake, preference verification, and waitlist managementCoordinate with marketing, compliance, and operations teams to support successful lease-up executionSystems & ReportingMaintain accurate records in property management and compliance software systemsTrack outstanding documentation and certification statusGenerate occupancy and compliance reports as neededMaintain organized digital and physical filesWhat We’re Looking ForExperience in affordable housing, LIHTC compliance, leasing, occupancy, or property management preferredStrong knowledge of LIHTC regulations preferredFamiliarity with HUD, HOME, PBV, Section 8, and other affordable housing programs is a plusAbility to work independently and adapt quickly to different site environmentsStrong organizational skills and attention to detailAbility to manage multiple priorities in a fast-paced environmentExcellent communication and customer service skillsProficiency in Microsoft Office and property management/compliance software systemsReliable transportation and ability to travel throughout assigned territory requiredWhy Join Us?Fast-paced and exciting work environmentOpportunity to support multiple communities and operational teamsDiverse and dynamic day-to-day responsibilitiesCollaborative and mission-driven cultureGrowth and advancement opportunities within a growing organizationAbility to make a direct impact on affordable housing operations and resident experiencesPreferred CertificationsCOS, TCS, HCCP, or equivalent LIHTC certification preferred (or ability to obtain)Apply today to become part of a team dedicated to providing quality affordable housing and exceptional resident experiences across our communities.Compensation and Benefits:Peabody Properties offers $65K - $70K dependent on experience, location, property size and budget, along with a rich benefits package that includes, but is not limited to, medical, dental, 401(k), STD, life insurance, Employee Assistance Programs (EAP), paid time off, paid holidays, paid training, tuition reimbursement, wellness programs, employee referral bonuses, and flex spending.EEO Statement:Peabody Properties is an Equal Opportunity Employer and is committed to workforce diversity.
