The HOA Manager maintains relationships with the Community Association Managers for each community; coordinates and oversees the various HOA meetings, manages the drafting and enforcement of the community rules and regulations; monitors community activities, investigates and resolves complaints from homeowners; and mediates disputes and conflicts between neighbors within all of the communities that they manage. Other responsibilities will include, but not be limited to:HOA ManagerMaintain contact with the Community Association Managers for each community on daily or weekly basisCoordinate and to oversee the various HOA meetings. Update and distribute action list of pending items for HOA’s. Process and approve/deny Architectural Review Board requests. Maintain universal contracts for all HOA related vendors. Prepare professional presentation of reports, budgets, bids, etc. Ensure property improvement and other construction related projects are completed on time and within budget by effectively. overseeing all HOA related construction projects. Prepare and use RFP for bid solicitation (Request for Proposal with scope of work detailed). Prepare bid comparison analysis spreadsheets, and provide recommendations to the Land Development Managers. Monitor deficit funding and surplus, rollover if required. Continually review and submit complete and accurate annual budget(s), meeting all deadlines and demonstrating thorough analysis and consideration for the goals of the asset as well as market conditions. Acquire and maintain current knowledge of state regulatory agency statutes and each community’s documents, policies, and procedures. Researching various specific topics and preparing related documents. Analyze advantages and disadvantages of alternative solutions to problems and makes recommendations to the Land Development Managers. Display an exceptional ability to analyze and deal with a variety of situations that otherwise could be potential problems. Possess knowledge of assets cash balances and availability of funds for projects. Cash flow management for HOA related improvements. We seek a bright, focused, solutions-oriented and strategic-minded leader who can function as a business partner pro-actively while driving results using diplomacy, persistence, professionalism, integrity.Bachelor’s degree required. Licensed community association manager ideal or a certification CMCA or PCAM and/or FL state license.Minimum of 2 years’ proven experience required with knowledge of engineering drawings and setting schedules for horizontal and vertical development. Must be able to work independently. The position may require flexible work hours and some travel locally. The work environment includes construction sites where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects.
