Discover endless opportunities to grow and make your mark at Hines.Responsibilities*Role is multi-site between 88Hillside in Daly City and Duboce in San Francisco*As an Assistant Community Manager - Multifamily with Hines, you will be responsible for supporting two communities by overseeing and managing the financial and operational facets of the community by completing accounting and bookkeeping tasks, preparing monthly close-out, financial reports, and leasing as needed. Responsibilities include, but are not limited to:Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issuesCompletes the daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payablesReviews resident files and accounting records, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenueAdheres to Hines’s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedingsReviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchasedProcesses resident move-outs by reviewing lease terms and notice requirementsActs as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, and coordinating maintenance and make-ready tasks with the maintenance supervisorAssists in managing the client/owner relationship by meeting with the owners, conducting community tours, providing updates and information about the community’s performance, and responding to owner requests as neededTours prospective residents and handles full-cycle leasing when neededQualificationsMinimum Requirements include:High school education or equivalent from accredited institutionTwo or more years prior Assistant Community Manager experience in multifamily property management or in a related industry requiredMultifamily property management software experience strongly preferred; Entrata experience a plusIntermediate knowledge of Microsoft OfficeKnowledge of basic accounting practicesExcellent verbal and written communication skillsAbility to travel across greater Bay Area portfolioAbility to work a flexible schedule including weekends and holidaysWork indoors approximately 95% of the time and outdoors 5% of the timeUse olfactory, auditory, and visual senses to inspect building and detect emergency alarmsOn occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openingsAbility to lift up to 25lbsThough occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disastersCompensation: $30/hr - $38/hr + bonusAt Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
