If your employment authorization and documentation is contingent on sponsorship now or in the future, you will not meet CBAC employment eligibility standards.Job Overview:As part of its business model, CBAC acquires new and second-hand commercial properties with the purpose of building a new brick-and-mortar automotive repair center on it. The Construction Project Manager is responsible for overseeing the Construction and Project Management process for CBAC. As a strong part of the overall Development team, the Construction Project Manager and the Project Management team will be expected to manage the pre-construction and construction timelines of 15-20 projects per year and effectively communicate inter-departmentally with the construction, operations, entitlements, finance, franchise, legal teams, and the Director of Construction on these timelines.Essential Responsibilities:Managing the construction pipeline of current projects and ensuring each project is meeting or exceeding project timeline and cost goalsProcuring general contractorsManaging existing vendor and contractor relationshipsCost-engineering each project during the architectural, civil and MEP design processesNegotiating with general contractors and consultants to ensure that CBAC is paying the best price in each situationInternal consulting on the concept plan and site plan review stages to efficiently utilize the site.Other tasks, responsibilities, or duties, as directed by managementBachelor's degree is preferred but not required. We will value experience in lieu of education where appropriateMinimum 5 years of commercial and/or retail construction experienceEssential Skills and Experience:Recruiting and hiring new general contractorsCost engineering/estimatingSite plan and concept plan reviewArchitectural/civil reviewPermitting experience with authorities having jurisdictionsWarranty experienceBuilding and maintaining strong vendor networkReading and interpreting highly technical reports from geologists, architects, and structural/civil engineersProficiency with construction software such as Autodesk is a plus as this is the software the team utilizesKey Results Areas:The Construction Project Manager will manage 15-20 land development projects per year-including some in pre-construction and some in construction simultaneously.Demonstrate the ability to achieve:A reasonable Total Project Cost across all current projects in construction.A reasonable construction project timeline across all current projects in construction, from building permit issued to Certificate of Occupancy.* Proactively know the correct next steps for each project in each phase of development.* Demonstrate initiative in pre-identifying potential issues and proactively address solutions.Physical Requirements:Able to effectively use typical office equipment such phones, computers, etc.Occasionally bending, twisting, and turning.Sitting for extended periods of time.Occasionally lift and/or move up to 25 pounds.Able to use commercial air travel to visit construction sitesAble to quickly and safely navigate a live construction siteThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
