Position SummaryThe Senior Director, Project Management - Environmental Remediation Restoration (ERR) leads the San Diego regional team in overseeing property damage repair and reconstruction projects. This role drives operational excellence by ensuring project efficiency, quality, cost control, and regulatory compliance across a large multi-family portfolio. The Senior Director partners with cross-functional leadership to mitigate future property damage, prevent water intrusion incidents, and enhance asset preservation.Key ResponsibilitiesLeads and develops a team of Project Managers by establishing clear performance expectations, providing continuous training, and managing Key Performance Indicators (KPIs), such as cost per incident and project duration, to ensure regional project successMaintains ownership of standard operating procedures, process oversight, and roles and responsibilities by managing project management tool setup and configuration.Directs regional project performance tracking and reporting for Senior Leadership by collaborating with Facilities, Capital Projects, and Community Management to perform root cause analysis in order to reduce future property damagePartners with Risk Management and Legal departments by managing pollution claims and insurance incidents to ensure all regional projects meet legal and insurance requirementsEnsures project compliance and quality assurance by tracking milestones and conducting regular site walks to enforce adherence to company policies, environmental regulations, and safety standardsOversees the financial integrity of all projects by managing budgeting, forecasting, and cash flow while ensuring strict adherence to accounting controls, including purchase orders, invoices, and General Ledger (GL) codingOptimizes vendor and contractor performance by aligning partners to properties for optimal coverage, monitoring results, and onboarding new partners as needed based on project volumeAdditional SkillsProven ability to engage diverse stakeholders and present complex regional performance data to Senior LeadershipAdvanced proficiency in Salesforce, Coupa, and Google Workspace to optimize workflows and drive data-driven decision-makingExpert-level ability to direct high-volume project portfolios while mitigating risk and meeting financial targetsDeep knowledge of apartment construction, environmental remediation (ERR) standards, and restoration designProficiency in utilizing root cause analysis and advanced analytics to implement regional risk mitigation strategiesDemonstrated ability to lead through influence and collaborate effectively across matrixed departmentsPreferred EducationBachelor’s degree in construction, engineering, or related fieldMBA is preferred or engineering / architecture licensePreferred Years Of Relevant Work Experience10 - 15 yearsAdditional RequirementsMinimum of 10+ years of progressive experience in construction management, maintenance, facilities, environmental services, or engineeringMinimum of 7+ years of experience leading and developing high-performing teams, including experience managing other managers and cross-functional partnersProficiency in as-built plan readingCAL OSHA 10-hour certification or betterProject Management Professional (PMP) or Construction Management certifications preferredInstitute of Inspection Cleaning and Restoration Certification (IICRC) preferredRequires the ability to work on-site at properties approximately 60% of the time to oversee reconstruction activitiesProficiency in Google Workspace, Salesforce, and Capital Project Management systems (PPM preferred)Familiarity with Risk Management Information Systems (Riskonnect preferred)Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
