Title Processor
Overview
Aedis Title is an independent title company committed to exceptional service, strong relationships, and efficient, accurate closings. We're looking for an experienced Title Processor who takes pride in managing transactions with confidence from contract to closing while delivering an outstanding experience for clients, lenders, attorneys, and real estate professionals.
What You'll Do
Independently manage residential purchase, refinance, commercial, and investor transactions from contract to closing
Process a high-volume pipeline while maintaining exceptional accuracy, organization, and customer service
Review title commitments and proactively resolve title defects, liens, judgments, easements, probate matters, and other curative issues
Coordinate with buyers, sellers, lenders, real estate agents, attorneys, underwriters, and vendors to ensure smooth, on-time closings
Order and review title searches, tax certifications, surveys, HOA/condominium documents, municipal lien information, mortgage payoff statements, and other required due diligence
Prepare settlement files by reviewing contracts, lender instructions, title requirements, and supporting documentation for accuracy and completeness
Balance settlement statements and verify escrow figures prior to closing
Process complex transactions, including wholesale lender transactions and assignment deals
Communicate proactively with all parties by providing timely updates and resolving issues before they impact the closing timeline
Ensure compliance with underwriting guidelines, lender requirements, ALTA Best Practices, company policies, and applicable federal and state regulations
Maintain accurate electronic files and documentation within Qualia and other company systems
Support post-closing activities as needed to ensure files are complete and accurately finalized
Requirements
3-5+ years of title processing experience
Experience processing files independently from start to finish
Strong understanding of title commitments, title clearance, and escrow procedures
Ability to read and interpret contracts, deeds, payoff statements, and lender instructions
Excellent organizational and time management skills
Exceptional written and verbal communication skills
High attention to detail with strong problem-solving abilities
Ability to manage multiple transactions simultaneously while meeting deadlines
Proficiency with Qualia (preferred)
Virginia, Maryland, and/or Washington D.C title industry experience preferred
Virginia title license
Maryland and D.C title license preferred
Compensation & Benefits
Salary: $75,000-$90,000 annually (based on experience)

Work Arrangement:
Flexible in-office, hybrid, or remote opportunities available based on experience, location, and business needs
Pay: $75,000.00 - $90,000.00 per year
