Assist preconstruction personnel in implementing project procurement strategies including trade partner solicitation and quantitative take-offsManage designers and design/procurement completion for negotiated design-build or construction management projectsSupport team preparation for sales presentations and interviews with prospective clientsDevelop, maintain and manage client relationships and accounts throughout the project lifecycleDevelop Project Management Plans (PMP) including Project Team Work Plans and Responsibility MatrixImplement and execute PMP Work Plans for assigned tasks and duties as projects requireDevelop and organize job cost codes and establish a buy-out strategy to maximize profit potentialDevelop project schedules using company software for construction workflow management with detailed work breakdown structuresUnderstand and execute Owner Contract terms, conditions, payment requirements, schedule requirements, and risk elementsUnderstand all requirements defined within project plans and specificationsDelineate work scope and prepare written scopes of work for Subcontract AgreementsPrepare and execute Purchase Orders and Subcontracts in accordance with Contract Signature Policy limitsImplement Risk Management Plans for subcontractor/supplier set-up, selection and managementEnsure bonds and insurance requirements are fulfilled for Owner Contract and Subcontracts before work commencementFile required notices including Notice of Contract and Notice to Lien Agent within specified timeframesMentor and provide guidance to lower-tier Project Managers, Engineers, and AdministratorsManage client relations throughout project duration with focus on "Raving Fan" ratings and client satisfactionEnsure fair treatment of trade partners and develop new trade partner relationshipsPrepare accurate cost projection reports and cash flow projections for GM review and approvalImplement Change Management processes with Owner and Designer tracking via Prolog SystemProcess Owner, Subcontractor and Vendor invoices according to established accounting department datesResolve cost issues and conflicts with trade partners in a timely mannerConduct trade partner pre-installation meetings and document before work beginsDevelop and execute Quality Control/Quality Assurance measures following "Never Fail" guidelinesImplement document control processes to maintain current plans and specificationsPrepare and distribute monthly Owner Project Status Reports as required by Owner ContractConduct and document Project Meetings with emphasis on time, money, quality and project scope itemsParticipate in Weekly Coordination Meetings within Prolog System documenting all project-related itemsUpdate and maintain Project System Modules and associated logs including PCO/COR/CO Logs and Drawing/Specification LogsUpdate Master Project Construction Schedule and distribute to stakeholders on consistent intervalsManage schedule changes and provide corrective action to maintain schedule requirementsPrepare Three Week Look Ahead Schedule and hold trade partners accountable for milestone datesEnsure project close-out documents are prepared timely including as-built drawings, specifications, and required documentationConduct 11-month project walk through with Superintendent, Owner and Designer to identify non-compliant workEnsure Site Specific Safety Plans are in place and followed by project team with proper documentationPromote safe work practices and collaborate with subcontractors to improve Safety Programs
