Entry level Project Manager - HUD Building Assessment

HUD Building Assessment Project Manager IAs a Project Manager I, your primary responsibilities will include performing Capital Needs Assessments of existing commercial properties, monitoring new construction or renovation projects, and assisting with energy and ADA audits.Essential duties and responsibilities include:Completes initial entry level training and achieves project billing goals under appropriate supervisionTakes on more complex project work over timeMake forensic assessment of major building systems and distressed conditionsTake photos of site and building system conditionsConduct basic interviews and research covering property maintenance historyMake recommendations for maintenance and probable costs for building systems using our cost and recommendation librariesWrite clear and concise condition and status reports using our in-house report templatesConduct public records research regarding building, zoning, and fire code violationsConduct periodic site visits to: monitor construction, review contractors' requisitions for payment, and recommend the release of construction fundsObserve general compliance of as-built conditions with the contract drawings and specificationsReview construction schedules, trade payment breakdowns, job cost reports, and payment requisitionsManage multiple projectsWork as a team member, utilizing the experience and knowledge of senior authors who will review and critique your reports before delivery to our clientsDeliver outstanding client service with timely responses and proactive solutionsQualifications include:Previous experience with HUD AEC, FHA, and ADA compliancePrevious experience performing PCAs and PCNAsPrevious construction administration, construction management, architecture, engineering or similar experienceKnowledge and experience in assessing various property typesKnowledge of the entitlement/permitting process and construction delivery methods and agreementsFamiliarity with construction best practices, general building codes, and various building typesPassion for being detail oriented and organizedProficiency in Word, Excel, and OutlookAdvanced writing and communication skillsPersonable and able to communicate with people at all levelsWillingness to travel if necessarySelf-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staffAbility to occasionally climb ladders to access two and three story, low-slope roofsAbility to work outside and navigate stairs, sites, and building interiorsExperience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments a plusEducation:Minimum of an Associate's degree related to construction, engineering or architecture preferredPhysical requirements:The work environment will be both indoors and outdoors. Indoor work takes place in a typical office setting. The noise level in the work environment is usually moderate. Outdoor work requires the ability to effectively perform work in all types of weather conditions.While performing the duties of this job, the employee is regularly required to sit; use hands and fingers to manipulate, handle or feel; and talk or hear. The employee is frequently required to reach with hands and arms. The employee is occasionally required to stand, walk, balance, and stoop, kneel or crouch. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
