providing positive and constructive feedback; determining training and development needs; and conducting on-the-job training. Consistently promotes a team atmosphere, leads by example, willingly shares information and mentors assigned staff. May make hiring, discipline and/or termination decisions.2.  Maximizes the efficient use of internal and external resources including the procurement of labor, materials and equipment in accordance with the project documents and schedule so as to profitably complete assigned tasks.3.  Maintains professional relationships with customers, architects, subcontractors and other partners to effectively resolve issues and create an environment of trust, integrity and high ethical standards.4.  Works closely with internal staff, external partners, customer and suppliers to ensure project quality and compliance with all projects documents. Immediately requests support or assistance from supervisor if un-resolvable problems or conflicts occur.5.  Responsible for reviewing and understanding all contractual obligations for assigned projects. When required, generates contracts, subcontracts or purchase orders that fully comply with terms of prime or other contractual obligations, in a timely manner.6.  Ensures daily project operations are conducted in compliance with all state, federal, and OSHA requirements or regulations. Works closely with Safety Officer to enforce company and/or customer safety policies and procedures.7.  Reviews subcontractor / vendor proposals to ensure project owner and company interests are protected and proposed work is fairly and accurately priced before including final pricing in contract documents or change orders. Negotiates fair settlements with subcontractors when discrepancies arise.8.  Responsible for assembling, submitting, and collecting monthly progress and final billings to project owner that support the prime contract obligations, schedule of values, and internal performance goals of; maintaining the project in an over-billed status, and ensuring that subcontractors have not over-billed for work completed or materials delivered on site.9.  Responsible for tracking job costs, including self-performed, and maintaining forecasting report for monthly meetings.10. Competently manages the risks associated with building through adequate project pre-planning and analysis to identify potential problems, risks, or delays before the project begins. Creates strategies or plans to deal with potential risks and engages the appropriate subcontractors, owner, or other partners in the plan as necessary. Frequently monitors construction work through physical onsite inspections and close coordination with subcontractors and field superintendents, ensuring the final product is in compliance with all project documents.11. Utilizes building code knowledge and expertise to effectively interact with planning agencies, building, engineering or other third party inspectors to acquire permits and/or resolve constructability issues in a successful manner.12. Creates and maintains project schedules that adequately reflect the current state of project tasks and critical milestones. Utilizes the schedule as a planning tool for all resources and material purchasing.13. Works closely with assigned staff to complete all necessary documentation for project closeout.14. Responsible for keeping sensitive company or customer information confidential and complies with all current legislative and company requirements with respect to privacy, security and confidentiality
