Regional Portfolio Manager for the Multifamily Division Central/South FloridaThe Regional Portfolio Manager is a senior operational leader responsible for the financial, operational, and people performance of a geographically assigned portfolio of multifamily communities. This role serves as the primary bridge between ownership/asset management and on-site teams, ensuring execution of business plans, adherence to budgets, compliance with all regulatory requirements, and consistent delivery of the company's operational standards and brand promise.The Regional Portfolio Manager is accountable for driving NOI growth, occupancy, expense control, resident satisfaction, risk mitigation, and talent development across the portfolio. This position requires a balance of strategic thinking, financial acumen, leadership presence, and hands-on operational oversight.Portfolio Scope:Oversees multiple multifamily communities (market-rate, mixed-income, affordable, etc.)Typical portfolio size: 1,400- 2,000 units, depending on asset complexity and geographyDirect supervision of Community ManagersIndirect oversight of Leasing, Maintenance, and Administrative teamsCore Responsibilities:Financial Performance & Asset Execution:Own and drive portfolio NOI performance, ensuring alignment with approved annual budgets and long-range business plansAnalyze monthly financial statements, operating reports, and KPIs to identify risks, trends, and opportunitiesPartner with Asset Management, i.e. Execute revenue growth strategiesReview and approval: Budget variances, Capital requestsSupport annual budget development and reforecasting processes across the portfolioEnsure disciplined execution of rent collection, delinquency control, bad debt management, and utility recoveries.Operational Excellence & Consistency:Ensure consistent execution of company policies, SOPs, and brand standards across all communitiesConduct regular property inspectionsServe as escalation point for complex operational issues, resident concerns, and crisis situationsRevenue Management, Leasing & Marketing:Partner with Revenue Management and Marketing teamsMonitor and evaluate marketing spend and ROI at the property and portfolio levelLead corrective action plans for underperforming assetsPeople Leadership & Talent Development:Directly manage and mentor Community ManagersHold teams accountablePartner with HR and Operations leadershipBuild a strong leadership bench by identifying and developing high-potential talentFoster a culture of accountability, professionalism, and continuous improvementCompliance, Risk Management & Legal Oversight:Proactively identify and mitigate operational and legal risk across the portfolioCapital Projects & Facilities Coordination:Partner with Construction, Facilities, and Asset Management teamsMonitor project timelines, budgets, and quality of executionOwnership, Client & Stakeholder Communication:Serve as a key point of contact for ownership groups, investors, or clientsPrepare and present performance summaries, business plans, corrective action plans for underperforming assetsMaintain strong cross-functional partnerships with Asset Management, Accounting, Marketing, HR, IT, and FacilitiesOther responsibilities as assigned:Participate in corporate events and meetings related to onsite operations, including Asset Management meetings and ad hoc reviews.Main point of contact to assist with due diligence activities when assessing a potential new acquisition.Attend weekly Regional Manager meetings with their supervisor and othersOversee and present budget process to Sr. Director of Property Management, Executive Vice President of Multifamily Operations and Asset Management.Qualifications and Experience:35+ years in a multi-site or regional leadership role overseeing at least 1,500 unitsProven experience managing mixed portfolios (classes, size and market/work force)Strong financial literacy with the ability to interpret budgets and financial statementsDemonstrated leadership, coaching, and team-building skillsIn-depth knowledge of Fair Housing and landlord-tenant regulationsProficiency with property management and CRM systems (e.g., Yardi, RealPage, Entrata, etc.)Ability to travel regularly within assigned regionCPM, ARM, CAM, CAPS or similar professional designation preferredFounded in 1960, privately-held, we own and operate over 10,000 units. Certified a Top Workplace Nationally for several years in a row recently and a Top Management Company Nationwide.
