Maintenance Engineer
Job DescriptionRyan Companies is hiring a Maintenance Engineer to execute preventive maintenance, demand and general repairs, and adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Minneapolis, MN class A office tower, adjoining retail mall, and parking ramp, ensuring satisfaction for both tenants and the building owner. Participation in an on-call rotation is a requirement of this position.What You Will DoThis is a first shift position, with standard hours of Monday through Friday, 9:00 a.m. to 5:00 p.m.Perform preventive maintenance duties on building equipment and systems as scheduledManage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or propertyRespond to, evaluate, and complete tenant service work orders in a timely and professional mannerWork with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordinationMaintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily.Monitor energy system equipment, adjust set-points as needed, and record actions and time associated dailyEnsure Fire/Life/Safety equipment is performing as designedParticipate in on-call, after-hours, and weekend work when necessaryComplete all Ryan Companies required training and safety programsProvide exceptional customer service and exceed expectationsLead by example in alignment with the Ryan values with staff and co-workersPossess a proactive and collaborative, solution-oriented approachIs self-motivated and works well in a team environment. Treats co-workers with respect and deals with conflict in a constructive manner.Demonstrates accuracy and timeliness in all documentation of work orders, projects, time sheetsWho You AreAbility to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutionsAbility to prioritize workload while remaining flexible to a changing environmentComprehensive knowledge of energy management systemsProficiency with Microsoft Office and computerized maintenance management systemsExcellent customer service skillsYou Will Really Stand Out If You Have2+ years of experience in the operation of commercial buildings and equipment.High School Degree or equivalent.Two-year technical degree or equivalent.Hold regional or local licensing/certifications to operate a building.Participate in on-call, after-hours and weekend rotation.Basic computer skills.Excellent verbal communication skills and a helpful attitude when interacting with building occupants.Valid driver's license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs.Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.Preferred QualificationsUniversal CFC, SMA, SMT, LEED certification, others as applicable preferred.Microsoft 365 Software experienceCompensationThe annual salary range is $65,000.00 - 80,500.00.
