We take pride in being a WBE/MBE company providing the Commonwealth of Massachusetts with fair prices and quality.Position SummaryThe construction project manager oversees and coordinates all aspects of construction projects, from estimating to execution and completion. They will meticulously plan, direct and manage the project, ensuring it stays on budget and schedule. They will also handle the preparation and review of project bids and the negotiation and management of subcontractor contracts.Construction project managers are primarily responsible for ensuring the successful execution of construction projects. Quality control and compliance with safety regulations are crucial aspects of their role, ensuring projects meet contractual and legal requirements. They also work closely with stakeholders, including clients, architects, engineers, contractors and subcontractors, in order to define project objectives, establish timelines, allocate resources and manage budgets.Do note that a construction project manager manages the entire project, including a budget, schedule, subcontractor contracts and customer inquiries. In contrast, a construction manager focuses on on-site operations, ensuring construction quality, safety compliance and coordinating activities.Pre- ConstructionProcure projects and Pre-Qualifications OpportunitiesReview project plans, requirements, and specifications.Perform Site visits to ensure bid documentation.Determine labor and equipment costs.Perform accurate quantity takeoffs and materials pricing.Review and understand all bid documents and assess project risks.Understand project logistics and project schedule.Review bids for questions and amendments as required.Comprehends contract requirements for diversity compliance.Prepare bid packages.Review prime contract with Project Executive and SuperintendentPrepare Original Budget Summary/SOV and review with Superintendent prior to submitting to accounting.Project Start-UpDevelop contract schedule with Superintendent. Identify and track any special requirements.Process RFI and review submittals Review field mobilization and site access plan Procure material and complete buyout to meet project schedule requirements.Maintain close relations with vendors, including early notification of submittal & material delivery schedule expectations.Keep continuous communication with Owner/CM and subs to secure start-up date.Ongoing ProjectsMaintain daily contact with OSC Project Foreman/Site Superintendent/SubsMaintain daily reports of project activities in Company Software Maintain and manage daily schedule.Walk jobsite on no less than a weekly basis. Review quality of work with Project Foreman/Site Superintendent/Subs Conduct weekly project team meetings. Review job status, logs, cost forecast, schedule, etc.Price out PCOs in a timely mannerIdentify critical issues, RFIs, etc. that could affect quality, cost, or schedule. Work on resolution and provide documentation as necessary.Project CloseoutComplete and implement project closeout checklist.Manage issuance and completion of punch list. Manage close out documentation assembly for submission to OwnerFinancial ManagementApprove material invoices in accordance with published schedule from Accounting. Ensure timely completion to keep requisition process on schedule.Manage all requisitions and payments including lien releases and project payroll.
