Maintenance Supervisor - Student Housing

We're currently seeking a hands-on Maintenance Supervisor to lead maintenance operations at a 800+ bed Class A student housing community in Lawrence, KS.This role is ideal for a reliable, HVAC-strong leader who enjoys a fast-paced environment where your skills get used daily. You'll oversee a small team of technicians, stay active in work orders, and help drive readiness for turn season at a well-established community that sees consistent HVAC, appliance, and in-unit plumbing needs.If you'd like to be considered, please submit a resume for review.ResponsibilitiesLead day-to-day maintenance operations for an 800+ bed student housing communitySupervise and support a team of approximately 3 maintenance technicians, including delegation, training, and accountabilityDiagnose and repair HVAC systems, including refrigerant work (EPA Universal or equivalent required)Troubleshoot and repair appliances and laundry equipment, and complete in-unit plumbing leak repairs as neededParticipate in a shared on-call rotation and partner with the Property Manager on turn prep and maintenance prioritiesQualificationsEPA Universal certification or HVAC certification with ability to handle refrigerant work (required)Experience leading maintenance work in multifamily, student housing, affordable, or other older conventional propertiesProven reliability and consistent work history with strong follow-through and communicationHands-on maintenance skill set across HVAC, appliances, and basic plumbing (drywall experience is a plus)Comfort operating in a high-volume environment where service needs occur dailyPerksTotal compensation range of approximately $52,000 to $62,000 annually (base pay plus bonus potential), with top-end pay equivalent to $30/hourFull benefits package including all major insurance, 401k, and PTOShared on-call rotation with an established maintenance team (not a one-person operation)Stable on-site leadership and a clear, direct feedback process during hiringWork for a nationwide company that can offer growth and stability
