You will be responsible for managing 3–5 active projects at a time, coordinating subcontractors, maintaining schedules, and ensuring projects are delivered on time, on budget, and to standard.Key Responsibilities:Project ExecutionManage full lifecycle of multifamily renovations (unit turns + CapEx)Oversee multiple active job sites simultaneouslyEnsure projects stay on schedule and within budgetConduct site visits, walk-throughs, and punch-outsSubcontractor ManagementSource, onboard, and manage subcontractors across key tradesDefine the scopes of work and manage bid comparisonsEnforce quality, safety, and production expectationsOperations & CoordinationSchedule and coordinate with property management teamsTrack materials, deliveries, and site readinessMaintain accurate project documentation (photos, logs, reports)Safety & ComplianceEnforce OSHA standards across all active sitesMaintain safe and organized job environmentsMust-Have Experience3+ years managing multifamily renovations or CapEx projectsExperience handling multiple concurrent job sitesExperience with occupied renovations or high-volume unit turnsStrong understanding of construction trades (e.g., flooring, paint, carpentry, turns)Proven ability to manage subcontractors and field operationsFamiliarity with Excel, Smartsheets, or construction management toolsA strong network of reliable subs across key trades is a major plusStrongly PreferredExisting network of reliable subcontractorsBackground as a Superintendent or hands-on field roleWhy Join Smart BuildHigh ownership: manage your projects with minimal micromanagementPerformance-driven culture: results matter more than politicsClear growth path as we expand into new marketsOpportunity to directly impact operations and field executionBenefits401(k) with company matchPaid Time Off & HolidaysCareer advancement opportunities within a growing companyReady to Make an Impact?
