Senior Project ManagerConstructionWashington DCColumbia, MDFairfax, VaJOB SUMMARY: Responsible for managing all aspects of construction projects from pre-construction through close-out, ensuring projects are on schedule, within budget, and according to the highest standards of safety and quality. Independently manages one complex larger project or multiple projects and project teams simultaneously. Participates in business development activities and actively seeks out opportunities for new projects. Mentors and trains newer professionals and takes an active role in the career development of those on their teams. Champions our client's safety culture and cultivates a safety-first jobsite.ESSENTIAL DUTIES AND RESPONSIBILITIES:Provide comprehensive construction services as required by Owner Agreements; prepare project schedule and provide monthly updates or as often as required by the contract.Manage multiple projects in accordance with our client's processes and standard operating procedures.Provides direct supervision for all project team members – Coordinators, Project Engineers, Assistant Project Managers, and Project Managers. Collaborates with and helps support the Superintendent as partners.Plays an active role in the development of all project team members; mentors, develops, and trains Project Engineers and APMs for fast-paced growth.Responsible for a thorough understanding of the project's scope.Fully owns the financials on assigned projects. Responsible for cost control, owner billings, the change management process, tracking and projecting cash flow, and developing accurate WIPs. Actively seeks ways to maximize profits.Serves as the key point of contact with owner and architect; works to maintain a positive professional relationship with all building partners.Develops the CPM schedule (potentially in collaboration with an outside consultant) and works closely with the Superintendent to make timely updates and changes; strategizes ways to meet or beat project schedules.Fully supports and champions our client's safety program. Models the highest level of safety awareness and commitment and holds others accountable for doing the same.Develop a comprehensive scope of work; negotiate with subcontractors to achieve the strongest contract possible and develop subcontractor agreements.Review initial onsite project set-up with Superintendent so all proper job site controls are in place, including an active Safety Program, onsite office established, site logistics plan, etc.Takes an active role in business development, including maintaining positive relationships with owners, owner's reps, architects, etc. to continually keep abreast of opportunities for work.Provides outstanding client service to win repeat work; stays in close contact with current clients to monitor their satisfaction with project team.Supports the Preconstruction team in project pursuits as needed, including contributing to proposals and bids.Maintains awareness of industry trends, applies knowledge and identifies opportunities for process improvement; participates in an industry related organization or events.MINIMUM QUALIFICATIONS:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
