Community Manager

Job Description The Community Manager will manage the day-to-day operations of this beautiful 320 unit property in Palm Desert. The right person will maintain the property and all related management functions, including coordinating leasing and marketing efforts, approve move-ins, lease renewals, resident and employee relations, team building and other duties and responsibilities. Onsite living required, Apartment included!Follow/ implement/ enforce all ethical/ organizational/ legal business standardsAfter hours, point of contact for on-call Staff, Answering Service, and Courtesy PatrolReports: weekly, monthly, quarterlyConflict resolution: staff, residentsSpearhead/ Supervise timely responses to resident needs, concerns, complaintsCoordinate efforts with Leasing Manager regarding resident eventsResident RetentionPoint of contact for legal/ evictions.Physically representing property at legal proceedings.Supervising/ coordinate efforts with Assistant Manager regarding the pursuit of delinquencySupervising/ coordinating the pursuit of collections of past accountsReviewing/ assessing market survey dataApprove forecasting rates/ specials/ concessions to achieve the property's occupancy/ income goals - Hot SheetsCoordinating efforts with Leasing Manager regarding Offer to Renew/ Lease Renewal lettersResident letters, payroll, petty cashIdentifying areas of improvementEstablishing/ maintaining SOP: front office, maintenanceApplication review/ approval/ override- if requiredProficient in voucher application processBudget evaluation/ controlAccounts PayableSupervise maintenance departmentCoordinate efforts with maintenance managerSupervise marketing/ leasing departmentEnsuring all third-party advertisement sources are updatedInspecting grounds/ buildings/ amenitiesQuarterly meetings with ownershipGiving updates on property performanceApprove implementing specialsOversee Inspections (balcony, move outs, annual safety) - Manager's responsibilityOversee Employee & Resident events, Advertising and DecoratingPreparing/ sending files to legalAll other tasks assigned by the Regional ManagerREQUIREMENTSKnowledge of organizational and community policies and procedures. Ability to apply policies and procedures to solve everyday issues.Ability to create, compose and edit written materialsDemonstrated knowledge of demographics surrounding the assigned community.
