Overview
The Groundsman is responsible for maintaining all Brightwild properties in a clean, safe, and professionally presented condition. This role ensures that exterior spaces, common areas, parking lots, and building structures reflect Brightwild’s brand standards before a guest even reaches their unit. The position requires mobility between properties and a strong focus on safety, consistency, and execution.
Key Responsibilities
General Responsibilities
Maintain reliable attendance and adhere to assigned work schedules.
Follow all Brightwild Standard Operating Procedures.
Maintain a professional appearance and represent Brightwild positively.
Keep work areas, storage areas, and equipment clean and organized.
Communicate effectively with Housekeeping, Facilities, Guest Experience, and management teams.
Report accidents, injuries, unsafe conditions, property damage, or guest complaints immediately.
Participate in required training sessions and safety meetings.
Follow all federal, state, and local regulations as they apply to company operations.
Perform additional duties as assigned to support overall property operations.
Customer Service
Interact with guests in a courteous, professional manner.
Address minor guest concerns when encountered and elevate issues appropriately.
Promote a welcoming and service-oriented atmosphere across all properties.
Grounds & Exterior Maintenance
Remove chewing gum from brick surfaces, walkways, roadways, and pool areas.
Spot clean stains from concrete and exterior building surfaces.
Pressure wash walkways, pool decks, stairwells, driveways, and other exterior areas.
Maintain parking lots and exterior grounds in clean and safe condition.
Inspect properties daily for cleanliness and presentation standards.
Safety, Sanitation & Security
Understand all emergency procedures and act accordingly when needed.
Identify and address safety hazards before incidents occur.
Use proper lifting techniques and follow OSHA safety standards.
Utilize required personal protective equipment (PPE).
Maintain wet floor signage and safety markers when necessary.
Keep equipment in safe working order and storage areas compliant with safety standards.
Requirements
Valid driver’s license required.
Minimum three years of driving experience in the United States.
Experience operating small equipment such as power washers and floor scrubbers preferred.
Skills & Abilities
Ability to identify safety hazards proactively.
Strong work ethic and ability to work independently.
Clear communication skills.
Ability to follow structured procedures and checklists.
Physical Requirements
Frequent lifting, pushing, pulling, and carrying up to 60 lbs.
Frequent bending and kneeling.
Continuous standing for extended periods.
Full mobility required between multiple properties.
Ability to climb stairs regularly.
Ability to operate a pickup truck safely.
Regular use of cleaning chemicals and power equipment.
Use of protective gear including rubber gloves and protective eyewear as required.

Work Environment & Schedule
Travel required between Brightwild properties.
Full-time availability required, generally 32–40 hours per week.
Schedule may include nights, weekends, and holidays based on operational needs.
Brightwild operates seven days a week, 24 hours a day. Scheduling flexibility is required based on business demand.
