Maintenance Supervisor

Job Description Service SupervisorApartment Services, Inc. – Baltimore, MDFull-Time | On-Call Availability Required | Travel Between Properties May Be RequiredJob Overview: Apartment Services, Inc. is seeking an experienced and hands-on Service Supervisor to lead maintenance operations at one of our residential communities. This leadership role is responsible for supervising the maintenance team, overseeing repairs and preventative maintenance, ensuring quality apartment turns, and maintaining exceptional property standards. The ideal candidate is organized, dependable, technically skilled, and committed to delivering excellent service to residents and team members alike.Key Responsibilities:Supervise, train, and support the on-site maintenance teamAssign and prioritize daily work orders and maintenance tasksEnsure service requests are completed within 24 hoursOversee apartment turns and ensure units meet company standardsInspect buildings, grounds, vacant units, and property systems regularlyCoordinate preventative maintenance and curb appeal initiativesTroubleshoot and repair HVAC, plumbing, electrical, and general maintenance issuesAssist with maintenance work orders and emergency repairs as neededManage maintenance inventory, supplies, and equipmentSchedule and oversee outside vendors and contractorsMaintain accurate maintenance records and reportsEnsure compliance with safety standards, Fair Housing regulations, and company policiesComplete and approve payroll through ADPMaintain clean, organized maintenance shops and work areasParticipate in a 24-hour on-call rotation:Respond to calls within 15 minutesArrive on-site within 30 minutes when requiredPerform snow and ice removal during winter weather eventsTravel between properties as neededPerform additional duties as assignedQualifications:Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenanceAbility to diagnose and resolve maintenance issues efficientlyStrong leadership, communication, and organizational skillsExperience managing maintenance staff and vendorsAbility to work independently and prioritize multiple tasksProficiency with Microsoft Office; Yardi and ADP experience preferredRequirements:High school diploma or equivalent requiredHVAC certification requiredMinimum 3 years of residential maintenance experience, including supervisory responsibilitiesValid driver's license requiredReliable transportation required during all scheduled shiftsAbility to lift up to 50 pounds and perform physical repair workMust provide reliable phone and email contact informationMust supply and maintain tools necessary to perform daily job dutiesBenefits offered:Transportation AllowancePhone AllowanceCompany-Provided Cell Phone8 Paid HolidaysPaid Funeral Leave & Jury Duty LeaveHealth Benefits (eligible 1st of month after 60 days):Medical, Dental & Vision InsuranceEmployer-paid Life InsuranceVoluntary Life Insurance optionsShort-Term & Long-Term DisabilityFlexible Spending Account (FSA)Retirement (eligible after 3 months, age 21+):Traditional & Roth 401(k) optionsAdditional Perks:Employee Recognition ProgramDiscounted Housing (more information available at interview)
