DescriptionOVERVIEWThe Construction Superintendent will supervise construction job sites providing leadership to field staff and ensure successful completion of all trade work and adherence to safety standards. This role will work closely with a Project Manager to ensure timely and quality completion of the project.Duties & ResponsibilitiesManagementReview working drawings including architectural, structural, mechanical, civil, electrical and landscaping plans with respect to details, buildability, alternative methods, conflicts, and dimensionsReview any project requirements from the client Project manuals, safety, traffic control, meetings, documentation, security, etc.To be discussed at the formal estimating / operations turn over meeting if feasible.Review project with and above with PM Initial site walk with PMReview the Building Specification to confirm material, subcontractor, and equipment criteria and identify potential project document conflictReview SOWs with PM before PM issues contractProduce three-week forecasts and weekly progress documents. Ensure photos are taken for project weeklyReview three-week schedule with PM before it is sent out every Thursday before 3pmWeekly owner / client update report Review with project manager before it is sent on Fridays before 2pmSubcontractor managementOversee an orderly system for maintaining project plans, communication, correspondence and subcontractsSet weekly on-site coordination / foreman meetings Document discussions about meetingsDaily review of scopes and troubleshooting with subcontractorsJob site cleanliness Subs responsibility to clean and superintendent's responsibility to enforceDocument manpower Deficiencies, competency, effectivenessSet daily expectations and confirm completion of expectationsOversee qualityManage inspectionsMaintain Procore documentation dailyDaily journalDaily photosMinutesDaily manpower logRFIIssues and delaysInitiation and trackingRelationshipsDevelop and maintain Handle yourself in a positive, professional manner Wear appropriate clothes Owner – ClientMaintain a positive relationship with the client, focused on identifying the critical path necessary to meet the owner’s desired schedule.Attend OAC on site or via callArchitect, Vendors, city officials, and clientsJob Site and Job Site SafetyReview, coordinate, and implement the safety measures and applicable company programs, including toolbox talks, for the project required to conform with OSHA standards and to ensure a safe workplace, maintain and enforce quality cleanliness standards on siteConduct periodic project inspections with attention focused on owner’s concernsMonitor project labor productivity and keep the company informed of any deviations from the original budgetsReview project construction documents and identify required material quantities. Monitor actual project material quantity requirements and keep the company informed of any deviations from the original budgetsCompletely review, coordinate, and implement the quality assurance program developed for the projectReview approved project shop drawing and construction documents to coordinate between different disciplines the actual project layout and field conditionsReview project punch list and oversee completion of all project disciplines necessary to receive a certificate of occupancyMaintain and manage the jobsite including trailer, signage, material staging, vehicle access, and temporary utility access.RequirementsPOSITION REQUIREMENTSKnowledge of job building sequence and schedulingStrong computer skills and proficiency in Microsoft Office and Microsoft ProjectProficient in reading drawingsStrong sense of urgencyAbility to solve problems in a timely mannerKnowledge and working ability to complete job reporting on Procore or similar systemAbility to coordinate all construction services and activitiesRelationship development and continuation with clients, facility owners, vendors, architects, engineers, designers, subcontractors, and corporate personnelExperience in ground-up, TI work, medical facilities, and high-end finishes.Qualifications4-8+ years of experience in construction, preferably in commercial and restaurant projectsDesign/build Experience Preferred. College Education Is a Plus.Knowledge of all aspects of construction (technology, equipment, methods, etc.)Strong leadership/management skills and a proven record of building on scheduleAbility to identify, investigate and quantity project problems and corresponding alternatives and consequencesAbility to communicate effectively, both orally and written, and work productively with others and foster solid client relationshipsProficient with project software (Procore or equivalent preferred)Ability to use a computer, the internet, word processing, spreadsheet, presentation, and email softwarePhysical RequirementsProlonged periods of standing and walkingMust be physically able to climb ladders, bend, and crawl into awkward spacesMust be able to lift up to 50 pounds at a timeWill require off-hours work to accommodate clients depending on the jobCompensationCommensurate on experience
