Estimator/Project Manager
Summary:
Estimates, sells, manages, coordinates, and supervises new and retrofit roofing/waterproofing construction and related processes from the conceptual development stage through final construction and project closeout on a timely and economical basis; coordinates/collaborates planning, scheduling, bid solicitation and review, and procurement negotiations.
Works closely with Project Executive to manage all project related contract administration, including both general or prime contracts, and subcontractors. Responsible for reviewing, administering, negotiating, and recommending for approval all project related contracts, including change orders, implementation of project accounting, project budget controls, and project record keeping including distribution of related information. Serves as liaison among the company departments, to include customers, owners, and stakeholders to, interpret, coordinate and administer project related contract requirements (general or subcontractors). Negotiates contract terms with clients. Manages project budget to reach revenue, cost, and profit targets. Uses current or other adopted project control procedures to communicate tasks, obligations, strategy, milestone dates, job status, and oversees project completion requirements. Participates as needed in client meetings, contract finalization, and development of schedule of values and basis for progressive or other payment applications. Responsibilities may cross several functional areas such as facilities, operations, marketing, accounting, or administration. Specific project assignments may vary in length and complexity, but are generally not permanent. Typically does not supervise staff; but does work closely and provide work direction to supporting staff and other department and team members. Reports to the Vice President or President.
Job Type: Full-time; 40 hours per week minimum
Pay: $80,000.00+ Depending on experience and qualifications.
Classification: Exempt

Understand and interpret contractual agreements, architectural plans and project specifications.
Keep record of project documentation and correspondence with Architect/Engineer, owner, consultant, etc.
Prepares submittals, drawings, RFI and change orders
Oversees completion of all required paperwork.
Review and approve vendor and subcontractor invoice discrepancies
Ensures that all necessary permits and approvals are received and required inspections are scheduled and completed.
Performs other duties as assigned.
Requirements
Practical construction knowledge with the ability to read blueprints and plans and perform field and digitalized takeoffs.
Experience in commercial roofing / waterproofing repair solutions.
Experience bidding and in sales and closing sales, including public, private, and federal clients.
Experience and practical knowledge in working with MS Office & Bluebeam is required as well as strong math aptitude.
This position would require field investigation of roofing.
Jobsite inspections are a mandatory part of this position so candidate must have a valid driver’s license, be capable of climbing ladders on a repetitive basis and with little fear of heights.
Excellent written and oral communication skills, with strong organization skills.
Ability to manage multiple priorities, workflow and deadlines.
Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm in a fast paced environment.
Preference
Preference will be given to experienced candidates who are enthusiastic, with the desire to be actively involved in all aspects of participating and contributing to the success of a larger contracting firm.
