This role leads the Maintenance and Housekeeping teams, ensures compliance with safety and regulatory requirements, manages preventive maintenance programs, and partners with leadership to maintain a tour-ready, well-functioning environment.Key ResponsibilitiesLeadership & Team ManagementHire, train, schedule, supervise, and evaluate maintenance and housekeeping team membersProvide coaching, performance feedback, and disciplinary recommendations as neededEnsure adequate department coverage, including on-call response for emergenciesFoster teamwork, professionalism, and accountability across departmentsFacilities, Maintenance & Housekeeping OperationsOversee daily maintenance and housekeeping operations to ensure cleanliness, safety, and comfortCoordinate work orders, prioritize repairs, and ensure timely completionMaintain common areas, resident apartments, grounds, and support spaces to high standardsEnsure all work is performed in compliance with local and state codesTechnical & Trade OversightOversee and/or perform minor repairs related to electrical, plumbing, HVAC, carpentry, painting, and structural needsManage preventive maintenance schedules for HVAC, elevators, fire systems, generators, kitchen equipment, emergency call systems, and lightingMaintain accurate preventive maintenance documentation and logsSafety, Compliance & Risk ManagementLead safety, fire prevention, and emergency preparedness programsSchedule and oversee fire drills and disaster drillsEnsure compliance with OSHA, Hazard Communication, MSDS, and EPA requirementsParticipate in regulatory inspections and maintain positive relationships with inspectors and agenciesMaintain a safe, secure, and tour-ready environment at all timesGrounds, Vendors & AssetsOversee grounds maintenance, landscaping, pool and spa operations (if applicable)Coordinate vendor relationships, secure bids, schedule contracted work, and track expendituresMaintain tools, equipment, storage areas, and maintenance spaces in an organized mannerMaintain emergency vendor contact listsBudgeting & CollaborationPrepare annual department budget requests and monitor expenses against approved budgetsCollaborate with leadership on capital projects and special initiativesParticipate in daily leadership stand-up meetingsSupport marketing efforts through tours, events, and professional interactions with prospects and familiesPerform other duties as assigned by the Executive DirectorRequired Qualifications & ExperienceHigh school diploma or equivalent requiredMinimum 2 years of supervisory experience in facilities, maintenance, housekeeping, or building operationsWorking knowledge of building systems, electrical, plumbing, HVAC, and general constructionAbility to troubleshoot, prioritize, and resolve maintenance issues efficientlyStrong organizational, communication, and leadership skillsAbility to safely operate tools and equipment used in facility operationsAbility to meet physical requirements of the role, including lifting, bending, and mobilityOn-call availability for emergencies, including evenings and weekendsCompassionate, service-oriented approach when working with older adults and familiesSolera Senior Living is an Equal Opportunity Employer.
