Their team is dedicated to ensuring every project meets the highest standards of quality and professionalism.ABOUT THE ROLEOur Client is seeking a Construction Estimator / Project Manager specializing in waterproofing and building envelope systems. This role is responsible for full project lifecycle ownership, bridging preconstruction and field execution to ensure scopes are well-defined, competitively priced, and delivered profitably.RESPONSIBILITIESPerform detailed quantity takeoffs for waterproofing scopes including below-grade systems, traffic coatings, joint sealants, and air or vapor barriersDevelop complete cost estimates including labor, materials, equipment, subcontractors, overhead, and marginSolicit and level vendor and subcontractor pricingIdentify scope gaps, exclusions, and risk factors such as access, phasing, substrate conditions, and sequencing conflictsPrepare proposals, clarifications, and scope narratives tailored to clients unfamiliar with specialty systemsParticipate in pre-bid meetings and site walksTransition awarded projects from estimating to execution with clear budget and scope alignmentCreate and manage submittals, RFIs, and product data packages in accordance with contract documentsDevelop project schedules and coordinate with general contractors, trades, and suppliersProcure materials and manage lead times to maintain project schedulesManage field crews and subcontractors including production tracking and quality controlEnsure compliance with manufacturer specifications and warranty requirementsTrack project costs versus budget, manage change orders, and maintain profitabilityConduct site visits to verify installation quality and resolve field issuesBuild and maintain job cost reports and financial projectionsPrepare and submit pay applications and supporting documentationPrice and negotiate change ordersMaintain organized and complete project documentation including contracts, reports, and closeout packagesQUALIFICATIONS3 to 10+ years of experience in construction estimating and or project managementExperience in waterproofing, sealants, roofing, or building envelope systems preferredStrong understanding of construction assemblies including concrete, masonry, façade systems, joint design, and coatingsAbility to read and interpret plans, specifications, and technical details with a focus on scope completenessProficiency in estimating and takeoff tools such as Bluebeam, PlanSwift, OST, or similarSolid understanding of production rates, labor planning, and cost structuresStrong communication skills with general contractors, consultants, and field teamsHighly detail-oriented with the ability to manage multiple projects simultaneouslyPREFERRED QUALIFICATIONSExperience with fluid-applied and sheet waterproofing systemsExperience with traffic coatings and deck systemsExperience with expansion joints and sealantsExperience with air barriers and below-grade waterproofingFamiliarity with manufacturer certifications or willingness to obtainExperience in both negotiated and hard-bid project environmentsKEY PERFORMANCE INDICATORSEstimate accuracy measured by variance between estimated and actual costsGross profit margin by projectChange order capture rateSchedule adherenceQuality and warranty compliance including reduction of callbacksWORK ENVIRONMENTCombination of office-based estimating and active jobsite project managementRegular site visits required including work in elevated areas, scaffolding, and active construction zones
