Commercial & Industrial Building SuperintendentThis position provides overall construction supervision and site coordination on all assigned projects. Ensure completion of all projects safely, on time, within budget and to the satisfaction of the owner and engineer. The Superintendent anticipates and identifies project issues and risks, proactively communicates identified project issues and risks, presents solutions and confers with project team to resolve problems.Essential ResponsibilitiesDirects, coordinates and monitors activities of self perform construction crews and/or sub-contractors on a commercial or industrial building siteCollaborates with others to define construction requirements and project schedules; controls project scope and budget; modifies project schedule to reflect approved scope changesFollows and promotes established project standards, processes and procedures; examines and inspects work progress and construction sites to ensure specifications are metReads drawings and specifications to determine construction requirements and to plan proceduresAnticipates and identifies project issues and risks, proactively communicates identified project issues and risks, presents solutions and confers with project team to resolve problemsEnforces conformance to safety and quality standards, processes and procedures; conducts safety and quality control inspectionsConducts weekly project status/issues meetings (i.e. preconstruction, safety, etc.); documents and distributes resultsRecords detailed information such as personnel, production, and operational data on construction documentsMaintains established contractual requirements to manage customer expectations and quality standards; identifies opportunities for improvementMaintains positive client relationships to leverage future repeat businessTakes subcontractors are properly managed and scheduledMaintain favorable relationship with subcontractors to ensure their performance throughout the projectSupport subcontractors with the resources to allow them to perform their work when necessaryMaintain jobsite order and cleanlinessFind appropriate construction solutions when neededSupervisory ResponsibilitiesCoordinate with Project Manager to ensure selection and scheduling of employeesCoordinate with Project Manager to ensure selection and scheduling of proper tools and equipmentServe as a motivator for employees by providing positive feedbackProvide overall direction for all on site activitiesEnsure good attendance and timeliness of employeesFoster an environment of cooperation and teamwork among employeesTrain and develop field engineers and foremenIdentify leadership candidates and provide opportunities for developmentProject EfficiencyCoordinate the daily/weekly work plan with the foremen and employeesEnsure that employees and equipment are productive and fully utilizedEnsure that the most efficient construction approach is being utilizedEnsure that the construction site is maintained properly to allow ongoing construction activitiesProcurementCoordinate all on site purchasing in a timely and cost effective mannerCoordinate with the Project Manager to ensure appropriate and timely delivery of materialsEnsure that delivered material is checked for quality and quantity and is properly documented and storedEnsure that delivery tickets are marked with the proper cost codes and delivered to the receptionist weeklyCoordinate with vendor representative for installation procedures and start up servicesAdministrative DutiesEnsure that daily reports are comprehensive and electronically enteredComplete Employee Evaluations electronicallyMaintain on site project files in ProcoreMaintain construction as built drawings as the project progressesEnsure quality start up documentation is uploaded to ProcoreSafetyConduct weekly toolbox talks and record attendance in SiteDocsMaintain on site safety program and formsComplete all necessary incident/accident/near miss reportsEnsure that all employees comply with the safety programEnsure that all employees have and wear proper PPEReview the site to ensure compliance with the safety programEnsure that all required signs and posters are properly mountedMeet with OSHA inspectors in accordance with the safety policyEnsure all on site activities comply with HazCom and Substance Abuse policiesIdentify, plan and document all critical liftsContinuously monitor the site and address any safety issues that ariseWork with the Safety Director to develop a site safety plan early in the projectHuman ResourcesEnsure compliance with the company policies and proceduresCoordinate with Human Resources Manager regarding appropriate and timely disciplinary action when necessaryWork to improve employee moraleInterface with the Project balance at heights, on ladders, scaffolding, stairs, and structural steel as neededLift and carry objects and tools weighing up to 50 poundsQualificationsExperienced (10+ years) in a Lead Superintendent role with experience supervising industrial construction sites of 50 plus employees or new commercial and institutional project sites of projects that range from $5,00,000 to $50,000,000Bachelors' degree in construction management or equivalent background preferreKnowledge in some or all of these disciplines: site work, foundations, structural steel, process equipment, material handling equipment, process piping, pre-engineered metal buildings and subcontractor management preferredExtensive knowledge of construction principles/practices requiredAbility to read, understand and interpret contract documents, drawings, specifications, scopes of work, budget, cost reports and project schedulesAbility to understand and solve complex challenges to present alternative solution(s)Demonstrated leadership and interpersonal skillsExcellent communication skills - both written and verbalTraining PreferredConfined SpaceExcavation & Competent PersonACI Level 1
