Property Accountant/Senior Property Accountant

Our client is seeking a detail-oriented and analytical Property Accountant to manage the full-cycle accounting for a diverse portfolio of properties. With 3–5 years of experience, you will play a critical role in ensuring the accuracy of financial statements, leading the month-end close process, and providing strategic financial insights to Property Managers and ownership.Key ResponsibilitiesFull-Cycle Accounting: Manage the monthly, quarterly, and year-end closing processes for assigned properties, ensuring all financial statements comply with GAAP.Financial Reporting: Prepare comprehensive monthly financial packages, including balance sheets, income statements, and cash flow statements with detailed variance analysis.CAM Reconciliations: Lead the annual Common Area Maintenance (CAM), Real Estate Tax, and Insurance reconciliations; ensure accurate bill-backs to tenants based on lease terms.Budgeting & Forecasting: Collaborate with Property Managers to develop annual operating budgets and periodic financial re-forecasts.Lease Administration: Review new leases and amendments to ensure proper setup in the accounting system, including straight-line rent calculations and security deposit tracking.Treasury & Cash Management: Monitor daily cash positions, oversee accounts payable/receivable, and process owner distributions.Audit Support: Act as the primary point of contact for external auditors during year-end audits and tax preparation.Required QualificationsEducation: Bachelor’s degree in Accounting or Finance (Required).Experience: 3–5 years of professional accounting experience, specifically within the real estate or property management industry.Technical Skills: * Proficiency in property management software (e.g., Yardi, MRI, AppFolio, or Timberline).Advanced Excel skills (Pivot Tables, VLOOKUPs, and complex formulas).Knowledge: Strong understanding of accrual-based accounting and GAAP; familiarity with commercial lease structures (Triple Net, Full Service, etc.).
