Multi-Site Assistant Property Manager
We focus on achieving high quality standards and maintaining fiscally responsible objectives. Looking for an Assistant Property Manager to administrate and maintain all phases of community operations under the direction of the General Manager. Specific areas of responsibility include personnel functions, community maintenance, monitoring market conditions, budget control, advertising, and resident relations/problem resolution, in addition to daily leasing needs, and a self-starter that can apply knowledge of all aspects of property management as well as displaying maturity and good judgment.
Essential Functions:
Manage all property operations in compliance with all local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc).
Analyze and report monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables in a timely manner.
Clearly and confidently explain lease agreements, policies and addendum to new and current residents.
Direct the day-to-day activities of other property team members. Help develop and offer advice.
Administer leasing efforts including reviewing tenant billings, analyzing lease clauses, preparing vacancy reports, enforcing tenant compliance and performing landlord obligations.
Identify leasing prospects and occasionally respond to routine leasing inquiries.
Collect delinquent accounts according to legal guidelines and maintains procedures.
Work with General Manager to identify, engage and supervise property vendors.
Approve invoices in system required to maintain the property’s upkeep to company and owner standards and in accordance with property’s budget.
Establish and maintain collaborative working relationships between departments and with coworkers.
Constantly strive for improvements in work process and results to better meet resident needs, property goals and objectives, and company standards and expectations.
Provide support as needed to the General Manager and help support the property in the absence of the General Manager.
Education:
Associate’s degree and/or a minimum of 5 years in multifamily property management is required.

Pay: $30.00 per hour
