This role is responsible for identifying new opportunities, building strong client relationships, and converting pursuits into profitable backlog.The Director of Development will collaborate closely with preconstruction, engineering, operations, and executive leadership to shape pursuit strategies, influence outcomes, and ensure a seamless client experience from initial engagement through project delivery.Key Responsibilities:Strategic Market DevelopmentIdentify and prioritize target clients, developers, and market segmentsAnalyze market trends, competitive positioning, and cost drivers to inform strategyTranslate market intelligence into actionable pursuit plans aligned with growth objectivesClient Relationship LeadershipBuild and maintain long-term relationships with owners, developers, architects, and engineersLead high-level client conversations to understand project drivers and decision criteriaPosition the company as a trusted, value-added partnerPursuit & Backlog DevelopmentLead complex pursuits from early engagement through contract executionCoordinate internal teams to define scope, risk strategy, and differentiationSupport proposal development, negotiations, and successful project acquisitionCross-Functional CollaborationPartner with estimating, preconstruction, engineering, and operations teamsAlign internal resources with client needs and project requirementsEnsure seamless communication and execution across all phasesTechnical & Strategic InsightApply deep knowledge of concrete construction, structural systems, and sequencingEvaluate project risks, constructability, and cost driversPresent innovative, practical solutions that enhance client outcomesPipeline & CRM ManagementMaintain accurate pipeline tracking, forecasting, and reportingUse data and analytics to prioritize opportunities and refine strategyDrive disciplined pursuit management and decision-making processesRequirementsEducation & Experience:Bachelor's degree in Civil Engineering, Construction Management, Business, or related field (or equivalent experience)10–20 years of construction industry experience5–10+ years in business development, preconstruction, or project development rolesStrong experience within concrete construction or structural systemsCore Competencies:Proven success in developing and securing new business opportunitiesStrong leadership and relationship-building skillsDeep understanding of construction delivery methods and project lifecycleExcellent communication and presentation skillsAdvanced problem-solving and strategic thinking abilitiesAbility to manage complex pursuits and long sales cyclesPreferred Qualifications:Experience with design-build or design-assist delivery modelsStrong technical understanding of concrete construction methods and cost driversDemonstrated ability to synthesize technical, financial, and market data into strategyHigh level of initiative, persistence, and client engagement capabilityStrong situational awareness and ability to navigate complex stakeholder environmentsBenefitsExecutive-level compensation package (base salary + performance bonus + long-term incentives)Opportunity to drive strategic growth within a national industry leaderHigh visibility and collaboration with executive leadershipInvolvement in complex, high-profile construction projectsCareer growth and leadership advancement opportunities
