Lead Maintenance Technician

Job Description Lead Maintenance TechnicianDivision/Department: Property Services / MaintenanceHourly: $32–$38 per hour (hourly; overtime with approval)SUMMARYThe Lead Maintenance Technician is responsible for supporting day-to-day maintenance operations across 504 residential units within two communities. This role requires strong technical proficiency in general maintenance, HVAC, plumbing, electrical, appliance repair, carpentry, and troubleshooting.The Lead Maintenance Technician partners with the maintenance team, construction technicians, and operations staff to ensure timely completion of work orders, high-quality unit readiness, and a well-maintained community environment. Responsibilities include responding to service requests, participating in on-call rotations, problem-solving complex maintenance issues, and supporting unit turns while maintaining professional standards of customer service.RESPONSIBILITIES, FUNCTIONS, AND BASIC DUTIESPerform maintenance, repairs, and problem solving across residential units and common areasRespond promptly to work orders and resident concernsParticipate in an on-call rotation (one week every 4–5 weeks)Support make-ready and unit turn processesInstall, diagnose, and repair appliancesMaintain and repair HVAC, plumbing, electrical, and carpentry needsAssist with periodic inspections of buildings and groundsCollaborate with maintenance and construction teams to complete assigned projectsDocument completed work in property management systemsMaintain cleanliness and safety of work areas; comply with safety standards and applicable regulationsOther duties as assignedSUCCESSFUL CANDIDATE WILL:Demonstrate leadership within the maintenance function and contribute to a positive team cultureProvide consistent, high-quality customer service and communicate professionally with residents, team members, and vendorsRemain calm and organized during emergency or time-sensitive situationsWork independently and verify completion of assigned tasksSeek ongoing learning, feedback, and professional developmentMaintain confidentiality and professionalismWork a flexible schedule including on-call shifts and occasional evenings or weekendsMaintain safe, clean, and organized work practices; maintain personal tools required for job dutiesQUALIFICATIONSAcademic / Credentials / CertificationsHigh school diploma or equivalent (required)HVAC EPA certification (preferred)CPO certification (preferred)Specialized Skills / Technical KnowledgeProficiency in HVAC, plumbing, electrical, carpentry, and appliance repairStrong troubleshooting skills across multiple building systemsFamiliarity with relevant regulations and safety standardsComfort using property management software and Microsoft Office toolsPhysical RequirementsAbility to lift up to 50 lbs and perform physical tasks (standing, bending, climbing stairs/ladders)Ability to work in varying weather conditions as neededManual dexterity for tools and equipment#ZIPDHBG Staffing is an Equal Opportunity Employer.
