Apartments Maintenance Technician Supervisor
Job Title: Maintenance Supervisor (Apartments)Job Overview:We're looking for an experienced maintenance supervisor to lead day-to-day maintenance operations across our apartment community. This role is responsible for keeping the property in excellent condition, managing a small team, and making sure work orders, turns, and preventative maintenance are handled efficiently. The right person is hands-on, organized, and knows how to hold a team accountable while keeping residents taken care of.What You'll Do:Oversee daily maintenance operations, including work orders, unit turns, and ongoing repairsSupervise, train, and support maintenance staff to ensure quality work and productivityPerform and enforce preventative maintenance schedules to reduce downtime and costly repairsConduct regular property inspections and address any safety or maintenance concernsMaintain and service pool and spa areas, ensuring proper chemical balance, cleanliness, and safe operationPrioritize and assign work orders, ensuring timely completion and strong resident communicationAssist with more complex repairs (HVAC, plumbing, electrical, etc.) as neededManage inventory, supplies, and maintenance budgetsCoordinate and oversee outside vendors and contractors when necessaryEnsure all work is completed in compliance with safety standards and company policiesMaintain accurate records of maintenance activity, expenses, and completed workWhat We're Looking For:3+ years of maintenance experience, with at least 1 year in a supervisory or lead role (apartment experience preferred)Strong working knowledge of HVAC, plumbing, electrical, and general maintenanceExperience maintaining pools and spas, including chemical balancing and equipment upkeepCurrent CPO (Certified Pool Operator) certification requiredAbility to lead a team, delegate tasks, and hold others accountableExperience managing unit turns and working in a fast-paced environmentSolid troubleshooting and problem-solving skillsComfortable using maintenance tracking systems or property management softwareStrong communication skills with both residents and team membersAbility to be on-call for after-hours emergencies, if requiredValid driver's license and reliable transportationPreferred / Bonus Qualifications:HVAC certification (EPA preferred)Experience with budget management or cost controlBackground in multi-family or property management environmentsBilingual (English/Spanish) is a plusWhat We Offer:Competitive pay based on experienceHealth, dental, and vision insurancePaid time off and holidaysOpportunities for growth and advancementA supportive, team-focused work environmentIf you're a hands-on leader who takes pride in running a tight maintenance operation and keeping residents happy, we'd love to connect.
