Property Maintenance Technician

Job Description The Cedars is seeking a dependable, skilled, and community-mindedPart-Time Property Maintenance Technicianto join our team in Portsmouth, NH. This role handles a wide variety of hands-on tasks across our property, from everyday common area fixes to stepping in quickly when urgent issues come up.This position offers a flexible weekly schedule (24 core hours), but requires participation in a weekly rotating after-hours on-call schedule for emergencies, as well as on-call availability for snow maintenance during the winter months.The ideal candidate is someone who can work independently, solve problems quickly on their feet, and talk professionally with our residents.Key Responsibilities Perform routine property upkeep, day-to-day building maintenance, and minor trade repairs utilizing a general knowledge of carpentry. Manage seasonal landscaping, daily pool care, and provide on-call snow removal and ice maintenance during winter storms. Execute regular preventive maintenance duties and safety tests on property systems to comply with safety standards. Respond immediately to plumbing leaks or urgent building crises to prevent property damage. Monitor property security, report community rule violations to Management, and maintain professional relationships while respecting resident confidentiality. Participate in a rotating after-hours, weekend, and winter storm on-call schedule to handle urgent property needs. Requirements Strong background in general property maintenance, contracting, or hands-on trade work. Strong functional knowledge of basic plumbing, electrical, and carpentry concepts. Ability to lift maintenance equipment, climb ladders, and stand or move for long periods. Excellent communication skills with a professional, collaborative mindset when dealing with residents, vendors, and office staff. Dependable and professional on-site, with a strong commitment to respecting resident privacy and handling property rules and owner interactions responsibly. Must have reliable transportation and the ability to arrive on-site within a maximum of 25 minutes of receiving an emergency call. Valid driver’s license and a clean, insurable driving record are strict requirements. Legal authorization to work in the US. Benefits & Compensation $25-$29/ hour, based on your specific trade experience. 7 paid holidays annually, plus 3 earned personal days. Monthly earned flex time with year-to-year carryover. Stipend for "on-call duty", plus extra pay whenever you are dispatched for off-hours emergencies. Company cell phone provided for business use, if required for the role.
